    careful about giving the EA info on the max you can borrow. That's where having a broker who can speak on your behalf helps.


    What you get an AIP for may not be the product you get in the end.

    Good luck, estate agents sometimes seem to make it up as they go along, bet the seller has no idea the games their agent is playing and you can bet they will be paying a pretty penny too

    The broker works for the estate agent; he has their best interests at heart, not mine. The whole reason they're forcing me to have an appointment with their broker is so that they can hopefully get me to take a product through them and the commission that would bring them.

    My AIP is for a different, more expensive property and the value of it (the AIP) is not the ceiling of what I can borrow.

    They'll see how much I can afford when I show them my SA302s which show my earnings for the last 3 years.

    I might ask HSBC if they can knock me up another AIP for the lower amount - the amount I;ve offered on the property.

    Cheers debsy - those are my thoughts entirely. I don't buy houses every day but I wasn't born yesterday and I'm convinced it doesn't have to be this way.

    I have been in a similar situation where the agent was not passing I my offers. They claimed it was because the vendor was away but we (I and the vendor) thought it was because the agent was giving another buyer, also selling through that agent, first dibs.
    We went round in person to the vendor and told them about our offer, which indeed had been suppressed. It was very useful because the vendor could tell us details about other offers they'd received, something agents may not do.
    Certainly make direct contact with the vendor. A phone call would do the trick.
    And deliver offers in writing to the agent.
