Is there an estate agent involved? If so these conversations should be using him as a go-between, firstly so there is a middleman who is party to exactly what has been said in case of any misunderstandings, and secondly because in these situations there's a good chance things can go pear-shaped/get nasty.
No, it's a private sale, the leaflet was in the shop and on his window.
I've just clarified with him and he has said he might drop £100 or £200 but no more than that.
Just looking at the amount of 3's on the report, I think we are talking about £5000 to get these things sorted, so it looks like I am out. I took the report to work and my colleagues son had a look at it at lunch time and he has said it's going to be a few thousand to sort those things out.
Oh well.
Thanks for your help guys. Buying is completely alien to me, I've never done it before but I know what to look out for and what to do next time.

He is still adamant he thinks his house is worth a million pounds. The report clearly states how much the surveyor thought it was worth.
Just out of interest, if the surveyor estimates it at £85K, would that be before or after all the works had been done? If that estimate of it's current worth with all the faults? Does anyone know this?
The report had 2 figures, the higher one being the one for insurance purposes it said on the paperwork.0 -

That's the rebuild cost, which an insurer will pay if the place burns down. It may be more than the purchase price, it may be less. It's more-or-less unrelated to the purchase price, since a lot of the purchase value is in the land, especially in more expensive areas.0
