    Thanks for your advice guys.

    Definitely getting a survey done. If there is nothing wrong then it's all good and I'll press ahead. If there are major issues, I'll speak to the vendor and take it from there. If we can't agree on something then he can find another buyer. I am not prepared to take any risks and neither is my sibling.

    OK. So I have had the survey done. The valuation is almost £10K less than the offer I put in.

    There are quite a few problems with the property. The roofing got a 3, which needs immediate attention, the pointing also got a 3, as did the windows, the gas and electric.

    I'm going to sound daft, but when I phone the vendor and try and negotiate, do I show him the report or just tell him the problems and ask if he will drop the price? There were quite a few 3's in the reports, so I think he was trying to dupe me with the "don't do a survey, it's all good" thing.

    The survey is in your favour here - it says "the agreed price is excessive because of the problems".
    Of course you want to show it him. What's the worst that'll happen? He says "Nope, not budging", and you walk away.

    Actually, that might not be such a bad thing...

    OK, so the conversation I had with him was that he might drop by a small bit but please could he see the report?

    Do I tell him to take a running jump or do I go ahead with it?

    The sun has gone to my head and I can't think clearly.

    Hahaha, fair point. I've been sat in the sun for too long today and my mind has frazzled. I was thinking he might get some information out of it and then tell me no. I'm being thick I know.

    Is there an estate agent involved? If so these conversations should be using him as a go-between, firstly so there is a middleman who is party to exactly what has been said in case of any misunderstandings, and secondly because in these situations there's a good chance things can go pear-shaped/get nasty.

    He can get as much or as little information as he likes, and do whatever he wants with it.

    The only thing that's relevant to you is whether he says "Yes" (and how much) or "No", and whether you end up at a price you both agree is fair taking the survey's findings into account.

    Unless you do, then the sale's off. Right?

    Please bear in mind that a surveyor will never say the electrics and gas are all fine as they are not electricians/gas specialists. If you believe they are old and may need replacing, get an electrician (& whoever else) in for an opinion. Unless it's a brand new build, there may be regs they don't meet. It doesn't' mean they're unsafe or need replacing.
