    I wouldn't think a solicitor would be happy with this happening without a legal agreement being drawn up, it could work out quite expensive to do so though.

    It is however, not unusual to hear of this being informally agreed between the seller/buyer (agreeing to pick up a few bits later that day/the day after) and then a great amount of stress caused when people don't move quickly, leave things at the property.

    Please, please just get your husband on board! Tell him stories of buyer's throwing all objects left in the house after legal completion in the road.

    Once I've paid for my new house (ie handed over the cash)

    a) I expect the keys to be handed over and
    b) first job is to change the lock.

    so no - seller can't come back. I'll be too busy moving in.

    Get your removal van there 1st thing in the morning and have it loaded, and the house empty, by lunchtime.

    If Completion is delayed, that's another mater.

    When we recently completed our sellers were a dream to deal with from day one and we communicated throughout the process. Even though I was desperate to get into the place I said he could take a bit longer if needed providing we have the keys by about 2. We completed about 9:30am and he was done by 11:30am. So I would say it depends on the buyer and their needs though legally they don't have to.

    If I hadn't communicated with our seller and got to know him I would have said no way!

    Lol, our seller's kept in contact with us and asked us to wait till 1pm so we did, they then asked till 2pm which we also did :cool: Waited at the estate agents till 2:30 when we then gave up and drove to the house to ask them what they were thinking, found we'd missed them by 10 minutes and had to go back to the agents for the keys! :mad:

    Seventh Anniversary Combo Breaker
    My husband works nights and although he is able to get the Friday night of, he can't get the Thursday night too so won't be able to start the packing first thing. We have already boxed up quite a bit of our belongings and are storing them at the in laws house. We're also hoping to hire a van the evening before the move so we can load some items to save time in the morning.

    Your stuff in a van overnight better be of no value, because the chances of it being insured are slim.
    Seen it all, done it all, can't remember most of it.

    Assuming you are Completing on Friday, Hubby should take Thursday night off, ot Friday.

    Don't 'hope' to hire a van on Thursday evening, Book it in advance! along with bribing friends and family to turn up and help.

    I hope your're not Exchanging and Completing on the same day.........

    Ok I'll rephrase. Our plan is to hire the van the night before but because as yet we don't have an actual move date we aren't able to actually book one. We do have friends who have transit vans too but until we have an actual date we aren't able to confirm anything for definite.
    My husband isn't able to take the Thursday night off work unfortunately for either of the two dates that are possible as other people are already off and this is only his third week in a new job. They have been very good to allow him to have the Friday off as that is a quieter night for the firm so they can work with an extra person off.
    Trust me, I will not be taking a casual approach. I am a bit of a control freak which I why I'm trying now to think of possible ways to make the move easier. I'll probably leave the husband with a timed itinerary to make sure he does as I want while I'm away! (Joke).
