Completion day

Please can someone settle an argument for me. I believe that once the money has transferred and you've handed over your keys and picked your new keys up, you're no longer to still be going backwards and forwards from your old property to the new one. My husband seems to think we can make various trips to the new house once we've picked up the keys and empty the house gradually.

    Your buyers will be royally annoyed with you if you're not gone (for good) by early afternoon so they can start moving in.

    In reality though... Our purchase before last, the vendor underestimated the number of trips they'd need to empty the house and so didn't give us the keys until 4:30pm, even though they got our money at 11am. :mad:

    These days, the money transfers are often completed pretty early and so people aren't fully moved out by then. Lunchtime is a good rule of thumb to aim for, just as a courtesy to your poor buyer.

    EDIT: Just seen. No no no!! What you do is keep your keys until you've finished moving out. Then you hand them over. While legally this 'should' be at the instant the money changes hands, in reality it's often slightly later and done to the time when people have finished moving stuff out.

    Thank you pinkteapot. I will be at work in the morning of the move and have told him we'll need to be packed and ready to leave for lunchtime. I'm trying to stress to him the importance of being fully packed as I won't be here to ensure he is!

    You have no automatic right to do that - but it's possible that your buyer might agree if you ask them. (Perhaps if they are not actually moving in on completion day.)

    But obviously, if they're moving in on completion day they're likely to have a team of removal people moving stuff into the house - so it would be impossible for you to be trying to move stuff out at the same time.

    If you're really stuck, you could ask your buyers if you could leave stuff in the garage - or somewhere else where it won't be in the removers' way. But they don't have to agree.

    When we bought the vendor asked if he could move all their stuff out on the saturday after friday completion, because he didnt want to use annual leave........cheeky bleeder
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.

    We have thought of that. Our buyer is moving from rented accommodation so she may not be in such a rush to move. Would we arrange that through our solicitors?

    EA is a better bet for casual questions. Ask the EA to ask your buyer if they're moving in same day. If they're not, do they mind if you take till mid-afternoon (say) to move out on completion day. Specify the time you'll be out by and STICK TO IT.

    If they're not moving in that day, they probably won't mind. If they are, they'll want you out ASAP.

    Don't confuse things by giving them some keys but keeping some yourself. Just ask for an extension to the usual (expected) moving out time. As I said though, some people go way over the usual time without prior notice (causing stress to the poor buyer sat outside with their removal truck waiting). It's why a lot of removal companies have a clause saying if the move goes beyond 6pm you have to pay more.
