Going for second viewing

Hi all,
Been to view a 3 bed terrace today on the market for 115,000. Only been on the market a week.
My mortgage advisor said he advises us to go for a second viewing even though we absolutely love the property, before we start talking about offers.
I just wanted some advice: What sort of questions should I be asking in a second viewing? My mind went completely blank when we went for the first viewing, so I barely asked any questions!
Also, the vendor went out to walk the dog while we looked round - is this usual that they would not want to be there while the EA showed us round? I'm going to ask if we can see the house with the vendor present so we can ask her some q's.

Our Estate Agent shows our viewers round and asks us NOT to be present so that they can talk openly without possibly offending the owner so I don't think that is unusual.
Ageing is a privilege not everyone gets.

While you're there check the taps work, the windows open, look in the loft if possible etc.Currently studying for a Diploma - wish me luck

Yes its quite usual, a lot of buyers feel embarrassed to ask questions or look around freely with the vendor sat there. The EA may even have suggested this. I suggest you get there 30 minutes early and go for a walk round the area to get a feel for it.
Try to get a feel for neighbours houses. Do some look uncared for? What is parking like?
Look with a critical eye. How is the paintwork on windows? Any signs of damage or rot? Any suspicious patches on ceilings or walls? What about wallpapera nd paint inside? WHat sort of condition? Whats the garden like? Overlooked? North facing?
What about storage? Built in cupboards?
What will the vendor be leaving / is included in price? Carpets? Curtains? Shed in garden?
Ask about the neighbours? Any issues?0 -
We always took the dogs out, when we had viewings.

I know the area well as I grew up very close by. Parking isn't great as there's sort of a grass verge in front of the house which means the car will be parked on main road but I'm not too fussed about that.
There are a couple of 'weird' or odd things:
Upstairs, there are no doors on any of the bedrooms or at room. Not sure why! There are also no handles on any of the kitchen units which was strange. Need to ask about that!
Also they have a 'garden room' which is attached to the front room. This means the front room overlooks the garden room and therefore does not have a window opening into the garden if that makes sense. You can also not access this garden room from the house, you have to go outside and through an external door. Need to ask why the front room wasn't just knocked through and double French doors out in - might be to do with money?
Apart from those things everything else is perfect for us. Just need to ask more questions next time!0 -
I would be concerned if I loved it that someone else would make an offer in the meantime and I would lose it.
In all my years of buying /selling property the only 2nd viewing has been to measure up for curtains/carpets etc.0 -
Hi, we went for a second viewing with an agreement in principle as we were so keen and made the offer to the agent at the end. He seemed slightly surprised. I asked about why the vendors are selling, is there insulation/a fixed ladder in the loft. I noted where some radiators were on the floor plan as this will help me planning where furniture will go, looked at where phone points and power points are, checked the condition of the external paintwork and that the window frames look reasonably sound. Also asked about what flooring might be under the very uninspiring new carpets. We also walked round the local streets and looked at what the village shop stocks for those emergency moments. I took pictures of some rooms and angles not on the rightmove listing. It was definitely worth doing as we won't get to see it again until we complete....:j
Oh, think I checked curtain colours to see if they will work with our furniture.0 -
First viewing is to get a general feeling about whether you like house and get as much info as possible.
Second viewing is o.k I've fallen in love with it but what's the mobile signal like, what works need doing that I didn't notice before is it just redocorstoon or might there be damp/ roof/ structural issues ( o.k you're not an engineer but you can have a brief look for obvious cracks, missing tiles etc), will my furniture fit, does the garden get morning or evening sun, that kind of thing. Is this house worth x amount of my money?

To be honest there's something strange about having people traipse through your house. Some people want to be out of the way and leave the agent to it, whilst others are happy to talk about the neighbours, the general area and happy to be on hand to answer questions. Each to their own.
Personally I wouldn't want people going around my home without me but would find it weird if people started discussing changing the decor, knocking down walls etc.Making my money go further with MSE :j

Why not? Our buyers came round several times to check on things and brought workmen to get quotes.
You're going to be handing over a lot of money - the buyers should be willing to let you visit again.0
