    Clearly you're not buying in the same area I am - zero negotiation available down here! If you still need flooring to make it a deal you're willing to do your expectations as to what you can get are too high. Sounds like you've done well, but there's no more room to manoeuver.

    Thank you to everyone for their replies. It is clear that perhaps I need to lower my budget by around 10k to allow for all the extras that would need doing. It does go to show, however, that there are deals to be done with developers; the sales lady gave me a 2.5% reduction without really negotiating.

    In my defence regarding being pushy: the properties are massively over priced considering the area, secondly a matter of months ago they sold an identical plot for 180. In addition, the pricing between identical houses on the site is not consistent and this is why I felt I would be able to negotiate the price down to be within my budget.

    I'll let everyone know if the sales rep comes back to me again (I am very doubtful that she will).

    Just out of interest, which area are you buying in? These things are massively down to geographic area. Also, prices rise just like any other house, regardless of whether it's built or not. The house type I bought went up 2k in a couple of weeks!

    You've got an amazing deal there; we're also buying in West Yorkshire with Redrow & were told that HTB was incentive enough and got NOTHING - no discounts or extras thrown in!

    Just bear in mind when you come to get a mortgage, they may want a bigger deposit from you if you have got the stamp duty paid... I know Halifax offered us a mortgage but it clearly states that if the builder is paying the stamp duty they want a 10% deposit not 5%!
    You also have to pay stamp duty on all your extras in the house.

    We haven't got the flooring we're doing this ourselves.. it works out LOADS cheaper and you get a lot better quality too. Most carpet/flooring places have CSCS cards so they can actually go onsite the week before you complete to fit the flooring for you so that on completion day you can just move in.
