New Build Negogiation Advice

Dear money savers,
I am currently in the process of negotiating a deal in a new build property with Taylor Wimpey. As a first time buyer using the HTB equity loan I am consciously trying to reduce my costs as much as possible.
I have read the posts on here and so far have put into action the suggestions but I wanted some advice on my next move.
The plot that I would like has the biggest garden and driveway on the row of houses available and I have told the sales lady this is the only one I am interested in. I don't believe that the houses are selling particularly well on the site at this early stage of the development.
The sales lady said the house was for sale at 190. After a few minutes of Negogiation the price was discounted to 185. I said this wasn't enough as I had to think of all the cost implications. The sales lady then said she would speak to her boss and call me back. She did this the following day and agreed to pay my stamp duty too. Again I didn't budge and informed her that I appreciated the help but I really want flooring fitted throughout as this is going to be my main cost. So she went away again and called me the following day informing me her boss would also include a fridge freezer but that is all they were willing to do. I ended the call saying it wouldn't work for me because I need the home habitable with flooring due to my budget and then declined and ended the call.
What are my options now? Shall I cave and reserve the plot or hold my nerve in the hope she calls me back?

So its not in budget.
Expecting them to floor and kit out the house with white goods is likely to be unrealistic if they are dropping it £5k and paying SD.
Look at it another way - the £5k they would have spent on flooring they have taken off the price. You're basically trying to get too much off a new build (unless they are really not selling and/or significantly overpriced at the moment).0 -
Firstly, you are more likely to get better deals on the less attractive plots than on the most attractive one.
There then comes a point in haggling when the seller will decide you are more trouble than you are worth and possibly be someone that causes trouble further down the line.
Yes they like to get a few SOLD signs up in a slow selling devt as interest breeds interest but they won't want to set the bar too low for everyone else especially on the prime plots.
Flooring - you will get cheap and nasty if they're throwing it in. False economy?
Maybe suggest they are very close to signing you up rather than flat 'no' each time as that isn't really a negotiation - say you need to squeeze £x of extra value somewhere in the deal and let everyone have a think. We got landscaping, proper fences, some extra flagging and driveway - which were very useful but didn't actually cost the builder much at all.
Personally, I wouldn't lose a dream house for a couple of grand - if those couple of grand count for more than the dream, then yes keep looking.0 -
You're doing well to get what you have from them so far. Id rather have my stamp duty paid than cheap flooring from the builder.
If you can't afford white goods and flooring then you need to look at cheaper properties or save up more money. Anything that you get from the builder in that regard should be viewed as a bonus rather than a necessity.
We're moving to a new build and although have secured a few freebies (and some compensation for delays), our cash pot after mortgage deposit is around £15k and on paper I've already spent the lot on tiling, carpets, blinds & curtains and various other things.0 -
Not to mention...you're on HTB! Which is notorious for not getting many incentives.
You want non-cash incentives btw, any cash incentives such as Stamp Duty/Legal Fees etc will be taken off by your Mortgage company (well mine would have)0 -
Getting a 5k discount AND your stamp duty paid is nothing to sniff at. In fact I would say you are lucky to have gotten any sort of incentive at all. If it were me I would be pulling the salespersons arm off to complete the deal. Why are you so desperate to get flooring included as well? Is it a case of you can't afford it or your just trying your luck?0

You must live in a ghost town to get £5k off the price and stamp duty paid.

its really hard to get money off new builds,
one point, most newbuilds include white goods as standard now?0 -
The eternal conundrum - do you want discounts or do you want desirable. If its not desirable now, will it be when you want to sell?0
