    I join you in hoping completion happens on time: If not (Distress for Rent Act 1737 s18..) you'd be liable for double rent. Unlikely but possible.

    I'd not communicate any further with agent & let them stew in their mess...

    but make sure you've changed the barrels of your locks in case they get any funny ideas.

    Must you be so inflexible? Suggest to the LL/agent that if they are prepared to pay for temporary storage of your furniture, and alternative accommodation up until your completion date, they you'd be happy to move out.

    That van with the screaming hubby and 3 bonkers kids is gonna be parked outside loads of houses at this rate! Does make me laugh every time I see it, so thank you!

    I don't think the OP is being inflexible - they tried to accommodate the agent wanting to get a new tenant in early, but it hasn't worked out. Would you want the hassle of living in temporary accommodation and then moving into your new place? I know I wouldn't.

    Last time I saw the van she was pregnant so 4 bonkers kids soon...

    Making people laugh is one of the greatest rewards I get... (but then I am getting on bit now...).

    Before the thread spirals out of control (and context) just a few tidbits:

    - Completion or no completion, we'll, of course, move out on tenancy's term. Even if that means finding temporary accommodation under the local bridge. While I don't have big issues foiling the EA's plans, I'd never fail on my word with the LL.

    - @kinger101 I forgot to mention we have two cats, wonder if there are 5* hotels nearby for them as well.

    On another hand, is it truly possible that an EA makes a new contract with check in dates that overlap with the current contract? How does that even work out?

    We don't know yet that the tenants have signed another contract. But if they have, then the contract is breached and the the agent/LL could be liable for some consequential losses provided they're not too remote, and the tenant takes reasonable measures to mitigate those losses (alas, the penthouse suite isn't really an option).

    Possible? Of course. Agents make mistakes.

    If the current tenant (you) has a tenancy end date (either end of fixed term or mutually agreed early surrender date), then the LL/agent cannot make that tenant leave before then. And needs a court order anyway to evict forcibly at any time.

    If a new tenant is given a contract for a tenancy start date earlier than current tenant's end date, then the LL/agent will be unable to honour that contract. The new tenant can then sue the LL/agent for their costs (eg they had to move into a hotel as property was not vacant on the agreed date).

    Not the current tenant's fault. Or problem.
