    You'd have to give them a POA to make the final decision in your absence.

    Mine said I don't have to be in the country but I should be reachable over the phone on the day. Not sure whether they have to get my authorisation on the day or for just in case things didn't go to plan reasons.

    I wouldn't regard it as a decision. If I ask them to exchange contracts and that instruction stands until further notice, I' don't just see why they can't do it. Particularly when it's in writing.

    The annoying thing was my vendor's conveyancer hadn't even told the vendor about this requirement, and I had to knock on their door telling them to contact their conveyancer every morning and repeat the instruction.

    It didn't help that neither solicitor or conveyancer answered the phone.

    Just don't understand the problem here. I have a mobile phone that seems to work just about everywhere I go.

    I cannot conceive of not being able to contact, or be contacted by, someone who I need to communicate with over something as important as this. Even when documents have to be signed they can be sent anywhere in the world in less than 24 hours.

    You can also give a friend or relative POA to act for you in this matter if your solicitor won't do that.

    Completion tomorrow but find out from lender today that they are not aware of the new completion date or receive the COT from my solicitor to release the funds.   • Why blame it all on your solicitor? there are many other people in this transaction, other solicitors, other mortgage lenders and so on. how do you know why your mortgage lender couldn't dance to order?

    The estate agent is the least instrumental in getting this all to complete, likely spending a lot of his time on vexatious calls and emails to solicitors. He can complain as much as he likes: nobody will take much notice, as he isn't a party to the transaction.

    Everybody in the chain had their funds ready the day before the completion. My solicitor and EA said that day before.

    Luckily I rang my lender couple of days before completion to check direct debit detail, etc and found out my solicitor hasn't request the money. Report to solicitor and they send another request straightaway. It looks like the lender didn't get the fax solicitor sent both times. Broken fax machine to blame? Solicitor knew it happened before only a week ago they should have checked with with the lender seond time.
