We have a house we rent out. We have had varying tenants including 3 lovely ones but we also had
1. The one who did a moon light flit but polished all the copper pipes before leaving
2. One that moved in and never paid a penny after that...we later found out that they had a fake previous landlord to give a reference and they moved, did not pay, was evicted, moved into another property,
3. The worst tenant was one that rang at midnight to say the boiler was broke, this was mended the next day, she rang again that night to say it was broke, 3 am telephone rings again and it was her partner threatening OH, the boiler man went down, turned all the gas off as she had smashed the boiler to pieces with a hammer... she then reported us to environmental health who we had to fight (as we evicted her) as despite a report from the boiler man that she had wilfully damaged the boiler and that he would not turn the gas back on, she had a 'right' to central heating... she was clearly deranged! When she was evicted, she left the day before and flooded the full house, cut all the pipes to the radiators. God the house was a terrible state, and as we gutted it there was frequent knocks on the door... we found out that they were dealing drugs from the property.
It is honestly not worth the hassle. Local Authority housing department, increasingly evict poor tenants which leaves them in private rented hence the increased problems. Our current tenant is lovely and is desperate to raise her children in a nice area, she has been there for a few years and we maintain the house as if it was our own home, but when she moves we will sell and hopefully break even.100 -

Just popping in whilst on a break at work, with a few possible wedding-related ideas.
Rhos, you said you might have a contact who can do a hog roast on the cheap? If not, I know from when I got married 2 years ago that we were quoted around £600-£800 for a proper 'hog roast', but it was only £350 for large roast pork rolls with stuffing, apple sauce and gravy, with cheese rolls for the veggies. There was no difference apart from the lack of actual pig-on-a-spit at the venue, so worth considering perhaps?
I noticed an offer for cheap pork joints a couple of days ago (I can't remember which shop it was, but I'm sure someone else could point you in the right direction), so if you had time and energy, you could cook it in advance, maybe freeze the meat in gravy, and then just serve up on plates so guests can just help themselves and add stuffing and gravy/apple sauce as wanted?
I do have a large stash of boxes of stuffing from when it was 26p in T Express, which I can now hardly eat as it gives me indigestion If they're in date then I could send them over, if you decide to do a DIY option. Otherwise there's some in-date ones on Approved Foods.

So, for the people of Winsford, whose store I cleared out of the 300g Biscuits Selections on Monday (they may have brought some more out and restocked though - probably wondering why £1.50 biscuits had vanished from the shelf:rotfl:), I may be able to repay you a little - you might have luck on the Princes Tuna Mayonnaise & Sweetcorn tins as Winsford had not changed the SEL from £1 on Monday. Fortunately I don't really like the Mayonnaise so I'd left them:rotfl:. I did find one 25p SEL store today - that's only how I know these are 25p - but only a couple of tins left. I suspect they will all be gone from there now!
So, another journey out - I keep changing my stores every time - this time down south to... Stoke on Trent:). I should have picked Cwmbran:rotfl:. I came back and did a quick scout around a couple of my local stores before I had to go out.
Of course I now have more RTC alcohol products than I had before:rotfl:. Not really good prices:( but, for an attempt at completeness which I knew would never be the case, I have been putting all the ones I have onto my list. And I'll add the few extra from Stoke as well now:p. (Not literally "now";).)
There are also some individual cans (some of them branded) in M at 49p each. I said 69p earlier but I had failed to write down the price on those items and I thought they were either 49p or 69p and plumped for 69p - I was wrong: they are 49p (according to the labels on them:rotfl:) and I will add them to the list at that price.
The RTC waters seem to be disappearing - but the Buxton Water that wasn't on RTC but a normal offer that I thought there would be no problem with - I couldn't find it in one of my stores today:rotfl:.
I have a store specific item to mention from Stoke (may or may not still be there): they had a Garden Shrub Pyracantha Soleil d'Or at 49p. Just one unit of stock. These sorts of things - plants on reduction from the normal £1 prices - are found in various stores from time to time. Nothing of interest on store's RTC shelf there. However -:Din another store, on the RTC shelf, I came across a pack of McVities Deli Chocolate Dark Chocolate:j:j. Not the Milk Chocolate that is in everyone's store - or almost everyone's surely? - and never went onto RTC - but one of the 10p items. They are still around in M - and, in this case, they have suddenly turned up as I've been this other store three times and they were not there on any of those visits. So, if you've not got any of the 10p items in your store - don't give up, they may appear at any time!
They wanted me to pay a reduced whoopsie-like price (even though the pack is long BB) as they had their store-specific reduction BC on there. I wasn't going to pay some presumably higher reduced price though - and peeled it off and scanned the normal BC - and 10p!:) It comes up as 44p less 34p reduction - now, take that to the staffed till and they'll tell you it's 44p:( (not looking properly:p:doh:).
Meanwhile the Daffodils are still around at £1 in M - although they look a bit on their last legs to me, not many in the stores now and they aren't looking that well - so they are it seems on the way out. No problem as yet as they are in all three of my chosen stores today (including, obviously, some at Stoke).
It seems the majority of the Black Contrast sets that went down to 50p RTC have now gone up in price! They could have gone up a few weeks ago because I saw one of them earlier with the SEL gone back to £1 but didn't trust it as another of them was marked at 50p. However, the changed SEL was in fact a price increase:(! The Black Contrast Mug - whether it was ever on 50p or not - has gone to £2:eek::(. The Dinner Plate has gone up to £1:(, and I suspect the Bowl is £1 now since that's what the SEL says. Only the Side Plate is still 50p. I did scan that - I'm sorry I just can't scan everything and keep hidden!
(:rotfl:I suspect most people won't know what I'm going on about - as these Black Contrast products appear to have cleared out of many Ms when they were on the RTC months ago. However, there are some Side Plates at 50p in Stoke.)
I was wrong when I said that the Scissor Tongs had increased to £1. There are in fact some still available at 48p. The situation is as follows: I first became aware of them when a price ticket appeared in a random place in one of my stores (above the freezer aisle of all places:rotfl:) but no stock at any time. That ticket kept there for several weeks and I kept holding onto the belief that they could be available at that price somewhere else. Then, after a number of weeks, the price ticket vanished. By this time, obviously a staff member must have realised the SEL was out of place and there was no product at all -as I have no way of tracking it there anymore.
I then saw Scissor Tongs at £1 SELs in the regular kitchen aisles of several stores. And quite naturally I assumed that meant the 48p Tongs - especially as the SEL had disappeared from the other store - had gone up to £1. (Sometimes items disappear when they have gone off offer.)
However, I have come across both versions (yes, both!:eek::D:rotfl:) today. It is now clear, to me anyway, that there are two different - at least two - versions. I have scanned both. Those on BC 5 010251 542995, which are white, are 48p. However, those on BC 5 010251 617822 (black) scan at £1:(. If they had been more specific and stated "Scissor Tongs White 48p" and "Scissor Tongs Black £1" on the SELs then I would not have assumed the 48p ones had gone up to £1:p. So, you may have had your M as the store in which only the White version exists - although I have not come across such a store - the ones from which I later got £1, which described the product as "Scissor Tongs", obviously the scissor tongs there now turn out to the black ones. But, if your store just had the white ones and had them in the regular kitchen aisle, you could have been seeing "Scissor Tongs 48p" constantly on the shelf in the last couple of weeks and wondering why I had said they had gone up to £1:rotfl:.
There are a few items that appear to have increased in price in M now - the Giovanna Ranas seem to have gone to £1.97 (even after I have had one checked at the till and been told it is £1.97:rotfl:) and this is consistent with what is showing online, so I think that those have gone up. In fact, I now believe that these had already gone up on Monday. The separate Indulgence versions were never on £1 and were on (still are on, if I can trust any price indication, instore or online, at all) 2 for £3. I had problems finding the 'normal' versions in one of the stores. In another, I found them on the aisle end and showing £1 offer labels. However, given that they appear to have vanished from the other store, and because the offer label which - only now do I see in my store as I've used a different local store - says "until 10th April", I took one to the till for scanning - and was told it was £1.97.
I'm still having problems on the Bassett's Bertles Jelly Mix and now on the Natural Confectionery Co. products too. I now have two stores that have changed the SEL on the Bertles Mix to £1.46 yet they still scanned at 73p today. (The third of my stores does not have this product.) On the Natural Confectionery products - the Jelly Snakes 160g and Dino Mix 200g - I have now seen a number of stores showing full price on those only today. However, my third store today showed 73p on both and had offer label of "until 17th April". Given the fact that the other stores both had full price however, and one I have visited before which was showing 73p on Monday now has this, I took both to the till in the store that still said 73p and was told that both were higher prices. However, I notice they are still showing 73p on m.com and msm until 17th April, so I don't know. Maybe m.com has not been updated yet or maybe the SA at the till did not check whether a deduction had come off and therefore told me that both were higher prices. It's useless - I only know the Bertles mix because I scanned that myself at SS! I could not scan all three items, together with other stuff earlier, and then cancel all off! Anyway, I'm going to call Nat. Confectionery Co. items off because the 73p isn't very good anyway:rotfl:.
I now suspect, having seen m.com although that may not have been updated (especially if they have gone up today), that they are really 73p - because the stores change to full price when they are not and the final store at 73p is the one to be believed and actually shows the offer price and the SA scanning at the till I think gave me incorrect information.
On the "M Disney Water Filled Teether", I don't know. I've seen a couple of stores - one some time ago, another the other week - saying 25p on the SEL. However, I have £1 on the SEL in another store now - and it scans at £1.08:huh:. I do not know whether there is another product - and the SEL says M Disney (my emphasis) whether there is a Disney version at 25p (as the product is OOS for me constantly in the "25p" store) - all I know is that the M Water Filled Teether I scanned today, which had "Gum Soothing" on the package, scanned at £1.08. Given the issue over the Scissor Tongs, I will leave the 25p product on the list with the exact description used on its SEL.
Next, the Pork Mince it turned out was not disappearing but was merely OOS at a number of stores I happened to check when I was checking before. There is no problem with the product in M as I have found that in all the stores today. However, I also now have the larger pack of Chicken Drumsticks that I could not find on Monday. There is an offer label still around - it may be that it has simply not been removed but, for me, it ends the quest of looking for them - even if there is no stock. I haven't found any stock but I now think this product may be lingering on for a short time in some rare M. Do I think it will work on the APG though? No - because they never pick up fresh meat products especially when there is some weight difference and they'd have to think to link them up:(:rotfl:. I doubt it will work, and I don't they'll pick up their 1.1Kg as comparable to M's 1Kg especially as that appears to be brand spanking new, and you can see the problems I had - as I was N/A on the larger pack on Monday.
And... I have the other item that I (wrongly?) deleted a few weeks ago from the list:rotfl:! This time, instead of it being me deleting an item from afar, it turns out to be me deleting one of my own store's items:eek:! It's the Robinson's Fruit Shoot Lollies. I went down to only about one or two lollies, at random, after a long RTC period after which they were starting to disappear from my own Ms. After I started on my journeys out, I then found probably a dozen were still around! They all went back onto the list. More recently, they've been disappearing and I've gone around - including the 19 recent Ms - and not been seeing them anywhere. I'd already deleted them (and the remaining two I had) off my list from a trip around about 9 different other Ms before - they did seem to have been clearing now. Only for today, for a single pack of Fruit Shoot Lollies suddenly to appear in my own M!
Some of the lollies went up to full price so were taken off my list as I knew they had done so. I've had no problems finding those in a number of my stores. This left about 2 or 3 that I believed remained on their lower RTC prices.
To be fair, I removed these remaining lollies not because I didn't believe that M did not still have them somewhere but because I felt they were so unlikely to be picked up on the APG anyway. I will put them back however and perhaps I should now leave them on until late summer next year! That is the BB date I have on the pack seen today. I had just a single pack and no SEL at all in my store. From my recent trips out, over the past couple of weeks to a total of about 19 stores, I believe that they are not likely to be in many other Ms. This is also from my own mini-trip out of about 7 stores from the month before - in which I found some Fruit Shoot Lollies in one farther-away store early in that period, but none anywhere else - and then happened to revisit the farther-away store (not that far away!) and they weren't there anymore and then they seemed to have vanished at the end of that period. I was having problems and thought 'maybe they have gone this time' although I did not think that they had, but I removed them from the list as I thought they were so unlikely. I think they will almost certainly (famous last words:rotfl:) not work on the APG - and especially with my store with no SEL. I think they are likely to linger on in M in freezers somewhere and never be completely and totally cleared from all stores - and then the occasional pack of more stock be brought out from time to time.
I also think the Toffee Crumble Sticks, the Cadbury Button Cones (don't know if those are still £1, not seen them anywhere for ages - but I surmise they are!) and the Walls X Pop Lollies are in some M somewhere. This is even though my 80 stores since the beginning of the year turned up the Toffee Crumble Sticks in a single store, have yet to turn up the Cadbury Button Cones but I saw a single SEL and the Walls X Pop occasionally turn up in my local store.
I think that the Fruit Shoot Lollies might be in 10-15 Ms in the country. They are still 96p (as I already thought) and I suspect the other three - Cadbury Button Cones maybe, maybe not - are still, although not 96p, around similar prices. I think they won't be picked up on the APG - they are clearly in so few stores - unless they have :huh:suddenly come back into lots of them now - or unless they are in every M most recently other than the 20 I've visited:rotfl: - however I will put them back onto the list as they should be there!0 -

we have some 3 tier stands and a few 2 tier ones at work that we are borrowing going to find how many there is tomorrow to see what else i need as dont think their will be enough for everything so i think your right i will need some large plates or similar. thanks xxx0 -
