Has anyone else had this happen when buying house

So it about 8 weeks since offer been accepted on house and all the normalities been done and that.

After our homebuyer survey we had a damp and timber survey done which estimated about 3k of work. The vendors then got their own survey done and they got estimate of work around £600.

After being sent there report it was hard to understand what work there contractor was going to carry out.

So next week now we got a meeting round the house with the vendors and the survey person who done there survey who may be carrying out the work?

I was just wondering if anyone else has been through this and could give any advice regarding this obviously bit nervous with it all due to being first time buyer and how long it is dragging on and the to and forth.

Any advice be welcome.

    Who did your damp and timber survey? Wasn't a firm that also does damp and timber remedial work by any chance?

    I'd be worried if my quote was 5X that of the vendors.

    And whether they were carrying out the required work to a decent standard...

    It was an independent firm I paid £300 for the survey and the have not tried to sell me anything after the survey or anything they gave me a detailed report of the whole house and they came back with a solution and it wasn't injecting the walls like a lot of companies.

    I am in abit of a limbo with it all to be honest suppose have to see after meeting and go from there.

    Estate agent has suggested to both of us if we can't agree on what is said after this may have to get a 3rd opinion.

    Bear in mind a survey tends to want the house to be perfect in anyway. Think of it like your MOT. You have fails and you have advisories. The fails are major problems that will need doing and the advisories are problems that might rear up.

    When we got our survey back we where told that we'd need to remove a row of trees along the house and that it'd cost £2k+. Spoke to an arborist friend who said they arent an issue and went ahead with the purchase. 5 years later, the trees are still there, still not causing a problem and are unlikely to in the near future (i will take them down eventually).

    Sounds like they want you round for a meeting to discuss what theyre willing to do and find out what youre expecting to get done.

    Have you any specifics on what has been suggested needs doing and do you believe this will effect your mortgage offer?

    Surveyors estimates are often way over the actual costs involved. They think everyone earns as much as they do . .

    You either:


    Drop offer by £3,000
    Drop offer by £600
    or stick with the original


    I don't see how discussing this will help? Sounds like a pressure sale to me.

    Yeah I agree I am not expecting everything what was on our survey to be done I asked for a certain amount to be done. There survey it is a lot harder to determine what work they will be getting done hence meeting nexct week to determine this. But both our surveys have brought up several of the same issues so I am hoping for the issue that are on both surveys to be done before exchange.

    Meeting them so can see what work there survey has showed needs to be done because I could not understand there survey which was sent to me. So they going to show the points which they believe should be corrected.

    Wouldnt say it was a pressure sale, seems a sensible way of negotiating whats expected by both parties. Just go to the meeting and thrash it out. If you feel uncomfortable with anything dont make a decision there and then.

    Yeah I am happy with going to meeting and thrashing it out least then I can see what work they think needs doing and then I can go from there like say can go away and then have a think.
