We're trying to fudge it with borrowed bulbs.0

Just shows how worthless these certificates are that the lightbulbs change the houses EPC values.
Why borrow the bulbs? Buy and take to next place.0 -
After buying current house we installed extra insulation in the loft. I could feel the difference to warmth this made.
We also changed two rooms from having a single energy-saving bulb to triple halogen ones.
When we came to sell our new EPC ratings was worse, by a while band,than before.
We think that the change in bulbs to worse ones outweighed the improvement in loft insulation.
Bulbs have an unduely high influence on EPCs it seems.0 -
We were one point off a better rating. Could have been worthwhile to temporarily swap out bulbs for energy saving ones. Of course, I'll never know if any of the people who didn't put in offers were influenced by the lower EPC rating!0

The assessor is cheap too. Mustn't be much demand for EPC's at the moment. He's doing it today so we'll find out.0
