No, I'm not annoyed that the vendor wants more for her property, I would too! I know she bought it for £149950 in August last year as the advertising brochure was still on Google and I rang the old agent selling it, and they told me that's what it sold for. If the market hasn't increased substantially, and she hasn't completed any significant work to the property, I just don't think it's worth the asking price so will put in a lower offer.

If you go to LPSNI . Gov you can type in any address in NI and access valuations. Some may be outdated, but they are updated everytime a property sells, and in the new financial year.0

I think that's the ratable value - which is based on 2005 prices. They are only updated if the house is extended - therefore increasing the amount of rates you pay.
They were quite rough estimates at the time (2007). While any changes take effect at the start of the financial year, this is only for alterations or new build.
As far as I am aware, changes are not made every time a property sells (as this would not impact is 2005 valuation).

I wouldn't judge it on the last quarter - it was winter, Christmas, etc and there were likely to be fewer sales. Has it really not gone up that much in three years? Doesn't sound at all unrealistic to me, but then I'm in London (and mine has nearly doubled in price in three years!).
New builds generally command a premium. I'm not surprised it sold for the same price a couple of years later for the same price.
Definitely worth a low offer though - but if they think it's worth that, be prepared for them not to accept. If you're convinced it's overpriced and nobody will pay that, give them time to realise it. They are likely to drop the price in a couple of months to £160k-ish. You could then go in at say £150k.
I very much doubt they will want to sell for the price they paid 3 years ago though - unless still in recession there. It costs a bloody fortune to move, and in this market I would expect some price increase!

How does it compare to other similar properties? I assume you have viewed others at a similar price, but this one is better which is why you want to buy it?0

I'm questioning why they are selling it so soon. Did they buy it last August just to do up and sell on, if so then that's ok. Make sure there's nothing more sinister like neighbours from hell or whatever.0

The OP said it also sold again last August so I think he or she is only questioning the price increase since then.
Prices have dropped in many areas. Where I am they've dropped 7% this last year according to Rightmove at least, yet new instructions are coming on loads higher, crazy prices but nothing is selling, they are reducing the prices after a few months but still not selling.0 -
