    Nothing to do with contamination so slight change of subject. How late is the petrol station open? Would lights from it disturb you at night? Would noise from people using it at night disturb you?

    Obviously you don't have a problem with the petrol station, you knew it was there when you viewed! But a lender might not be happy so you'll need to find one that is.

    Having owned a house quite near to one (not next door but could see it from end of my garden) it is smelly and noisy as well as bright lights, loud engine noises at all hours etc. but that obvs doesn't bother you.

    Did the sale fall through due to failure to meet the 31st March deadline, or was it due to the survey results?

    I have worked at a petrol station doing a night shift at the weekend. Noise from cars is not huge, I would say noise from 2am drunks wanting ciggies is significant.
    The busiest period fir cars was first thing Monday morning.

    I currently live near a pub and the noise from slamming car doors at 11pm is much worse than the petrol station, but that's personal opinion.

    Smell of fuel on a hot summer day while wanting a cold beer in the garden might be a problem for some.

    My sister lives next door to a petrol station.
    Pros are,
    she is never going to run out of petrol.
    she always has milk etc in the house.
    no issues with difficult neighbors.

    cons are
    her garden is always got rubbish in it, where the wind blows it over the fence, she is always complaining.
    I find in the summer all I can hear is the jet wash !!
    its very difficult to pull out of her drive as petrol station patrons stop in front of her drive to pull in.

    I will say it doesn't smell of petrol.

    thanks all, I am not too bothered about night light from there as it is facing my garden rather than front door.

    I am not sure why old seller pulled out and I was told it was due to stamp duty but could have been something else.

    I have reserched and it looks like I can find out if the property was contaminated

    i need to contact the local council and ask for a copy

    I also read that some third party agencies provide this information and give you an insurance so if the land is later found to be contaminated they will pay for it

    I like the place but obviously don't want to do everything for it to comeback and say it is contaminated.
    I will loose our t on mortage and lots of other fees

    What is the cheapest way of finding out?

    You can use a land survey firm to take soil samples for contamination reports - it's not cheap.

    If the petrol station has been there for several years, or is particularly close then I think some contamination is inevitable. Many former petrol filling stations are unable to be converted to residential use as the cost of clean up makes the prospect of developing for residential unviable. If it were me, I'd walk away.

    It is within 10 meters and agency says old report coming back saying property is contaminated
