This is a 42 day process so it won't likely be determined by a committee no matter how many objections.
Get an objection in though and it will be considered by the PO.0 -
You should be aware that only 'material' objections will be taken into account. Loss of a view is not a material objection but loss of sunlight and loss of privacy (being overlooked) are.0

Thanks Michael234. There is no name on the letter they received as this is under Permitted Develpments, so I assume until we object there won't be a planning officer?
Big Hedge is still there. Didn't know you could get a presevation order on a hedge. It is home to LOADS of birds though:rotfl:
It removal probably would create more light but certainly not if it was replaced with a 6 metre extension 4 metres high!!
Would the neighbours' building up to the boundary prevent your parents or subsequent owners erecting an extension. This is an intersting idea, I assume if my parents or subsequent owners did want to extend they would have to use the wall of this propsed extenstion as that would become the new "party wall"? How on earth are the going to point this wall of the proposed extension and put up scaffolding being right on the boundary? Do my parents have to allow them access and what about their hedge that is on their property and they want to remain?
Can anyone comment on the Party Wall, do we need to get a surveyor to act on their behalf?

It is worth speaking to the tenants that live at the other side and asking for the landlord's address to forward on the letter. I'm a landlord and I'd want to know if a neighbour had submitted plans that might adversely affect my property.0 -

So go round and introduce yourself to the neighbour on the back - don't assume they have received notification; Councils don't always notify everyone affected if it's not clear from a map they will be affected. Let them know that you will be objecting and the reasons you've thought of and ask them whether they will also consider submitting objections.
Ditto the rented property - don't assume the tenants will not be community minded, ask them if they will consider putting in an objection. they will be less motivated, so you may need to offer to help write it and asking them to sign it. Definitely contact the owner of next door - although they don't live there it still affects their investment.
Each individual can raise an objection not just each household, so each of your parents should send in objections. You can also submit an objection in your own right, you don't have to be a neighbour. Equally encourage the neighbours to submit separate objections.0 -
Here is an update.
I spoke to the Duty Planning Officer. No-one will come out to my parents property yet and no named planning officer will be appointed until there are any objections and once there are objections and if they decide it is not suitable for "Permitted Development" then next door will have to submit full plans. There are no plans whatsoever at the moment so we have no idea if they are going to build a dormer or where the windows will be. The planning department didn't seem too impressed with the permitted development scheme.
I have written a letter for Mum and Dad which outlines the possible impact this extension will have on the other properties in case they don't realise they may be overlooked, loose light etc and we will hand deliver these tomorrow.
Of course we are submitting our own letter of objection and planning officer said there is no point in my parents objecting individually as they take in to consideration the issues and and not the individuals.Apparently they can build 3 metres without any planning approval at all!
I still don't know what to do about the party wall, or is this only worth considering if they get approval.0 -
It may be worthwhile employing a planning consultant to help you in objecting.
Objections usually fail when individuals lodge their objection because they take it personally, human nature. In reality things like loss of light, too big for the area, loss of privacy and so on don't stand a chance. This is where a planning consultant is worth their weight in gold.

I feel for your parents. 4m is pretty high. Our NDN's have erected a barn in their back garden which is 4m high and it is overbearing. However, they have fallen foul of the PD rules as the barn is nearer to the boundary than 2m and enforcement are reviewing.

I'd raise concerns about the lack of information about the materials being used. If the extension is built you don't want a pig ugly flat roof extension made of breeze blocks! Also how big is the garden of the property - will the extension fall foul of the 50% rule, and it is worth checking how near the extension will be to the rear boundary.
Our NDN put in a planning application for a two storey 3m extension plus an 8m one storey flat roof extension. It has been refused on the grounds that it is out of scale with the original property, it is out of character with surrounding properties, it is in effect creating a separate dwelling, and it will significantly adversely affect the amenity of the property it is attached to.
I'd certainly contact the neighbours - don't assume they wont be interested. There were over 10 objections to our neighbours application (including the Parish Council when concerns were raised at the Council meeting), including one couple who are renting.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.
