I'm still not sure if Visum would work for us as we're in both a fast AND slow area. Round here, sales seem to depend entirely on the style / condition of house. Price doesn't seem to be such a major factor here, as buyers tend to be looking for original features and character. Even lack of parking doesn't seem to put them off (it's a conservation area within a town centre) if the house has character. Some houses sell immediately whereas others can hang around for months - or years! There seems to be little rhyme, reason or any gauge to set a price by.
We are in a small Victorian mid-terrace of half a dozen houses, plus other houses of mixed styles and ages. It's a quiet, narrow street with no parking. Prices can vary by as much as £200K! Our house is more or less original Victorian inside and has a slightly bigger / nicer garden than the others.
Downside (or upside?) it's quite near a river which has never flooded but this might put nervous buyers off; it only has a smallish kitchen and one bathroom/loo, although that's very large, as it was a bedroom.
We have absolutely no idea how to price it, and any agent's guess would be as good as ours! Nationwide calculator, etc seems wildly off, according to what next door sold for last year....0 -

I am also considering their option 3 package, had a look at their website but unable to see any small print which confirms this is a TRUE no sale no fee option, I have heard that they charge even if a sale is not achieved...any feedback much appreciated:A0 -
I wonder this as well, i double checked on their live chat, and in the guys own words (which i took a screen shot of)
"if you take your property off the market at any time you will not be charged, you only pay housenetwork if we sell the property"
I also can find no small print anywhere, but have their online contract to sign and return, which i havent done yet
Scenario is i might have a buyer become proceedable during the marketing period, so in theory i would come off the market and sell to them (as they were made aware of the impending dale through mutual friends not HN, we arent online yet anyway)Never, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

There's a house near me thats got one of their signs up, I checked it out, IMO its wildly overpriced, I wonder if this is because there is no local knowledge to hold back the vendors unrealistic expectations?
Its on at £425, I'd have thought £380 more to the mark judging by other local sales, plus its a 3 bed with plenty of 4 beds going for £425-£450. Its also above a major price threshhold, I can see many people not even seeing it as its above £400k. Fair enough to put a £380 house on at £400, at £400+ those who might stretch to £400 tops will miss it.
I shall be keeping an eye out on it.0 -

Have you actually used HouseNetwork ? I have sold through them recently and they do send agents out when they sign you up armed with research on the local market. Their suggested marketting price was spot on comparable to the 3 local agent valuations we had already had.
The difference is HN allow vendors to adjust the price themselves on their web portal so the issues you have seen smack more to me of Vendor delusion than any issues on House Network's part.Spelling courtesy of the whims of auto correct...
