    As you say, it makes no difference as we're not selling, it's all 'money on paper'.

    Thanks everyone for your replies and I know what you mean about prices going up further and further afield. We had a quick look at the property market in Rayleigh/Hockley/Billericay around two years or so ago and could quite easily have got a 4 bed detached for less than my 3 bed semi so I was quite surprised when I started looking again now to see that the same houses have shot up in price. I hear what you say about the new developments though so wil keep an eye on that area. Lets face it, we all want to better ourselves one way or another so I get slightly nervous when I hear 'affordable housing' and such.

    I have been told that there are two sides to Rayleigh - we have friends in Hockley so I have been through that part of the town etc. but don't know much else....and no, I have no interest in trendy pubs and clubs (I live in Gidea Park and as much as its not Romford, its a bit too close to comfort for us now!!)

    My only other concern is that a lot of the properties do seem to be relatively 'new' which is something my hubby absolutely won't consider - is this correct?

    Stolt I have read your posts as well and found them very interesting reading. What do you mean by saying some estates are sorting themselves out pricewise??
