    Carpet is not essential but some freshening of tatty carpets with any new flooring could help.

    We spent a few hundred redoing hideous flooring in 5 rooms before marketing. Sick pink carpet in the bathroom had to go.

    The price offered usually reflects the way the house was presented. You've only got a few minutes for someone to decide whether to purchase the house or not. If you're not looking for a quick cheap sale then Carpets can help the presentation and give you a better offer.

The new houses are larger, more sq footage and larger better designed rooms, than the older houses for sale at the same price within a 1 mile radius of the new build estate I've just moved to. Checking rightmove the same sized houses start at 25K more than the new build.
  • I would normally recommend carpeting the hall, stairs, landing and bedrooms. Downstairs I'd go for laminate if the property is being marketed towards couples or families.

    Ideally use the same carpet throughout - and seam the doorways.

    Have you asked your agents? They may have a better handle on this.

    I suspect that it depends to some extent on who your market is. However, I think it is unlikely that new cparpets will achieve a higher price, they may however mean that the property sells more quickly, as it will have more immedate appeal.

    Some people are put off from carpet some may like it though not your taste.
    How much will it cost to re-carpet? Can't you just discount the house of the same price?

    We re-carpeted the stairs, landing and master bedroom before we put our 2-bed on the market last year. The previous carpet looked really manky and we'd had a boiler leak so it needed doing. Only cost us £200 but was definitely worth it for us as we were targetting FTBs and it meant one less immediate expense for them (i.e. they were able to say "we'll get rid of it at some point, but it's good enough for the time being").
