    You don't need scores of people tramping though your house to get a sale, you need the right viewers.

    Present it nicely and price it right and it will sell.

    You will always get the most interest within the first two weeks of the property going onto the market. After that first flurry of activity interest will tail off.

    8 viewings Was a good response, there was some initial interest and it should have generated at least one offer. The fact that interest has petered out with no offers suggests that something is wrong.

    That "something" will usually be down to price.
  • It's not always the agent's fault... Is your property an easy buy? Does it have kerb appeal? Is it nicely decorated? Is it priced correctly?

    With all of those things in a normal market, you should probably have had an offer by now.

    In which case, it might be the agent. Are you on the big portals? Have they matched your property out to their existing database? Were the photos professionally taken with a digital SLR, wide angle lens and tripod, by someone who understands internal lighting?

    Was the property staged before the photos were taken? Worktops cleared, bins moved, toilet seat down, etc?

    We're on RM and Zoopla, and the photos were taken with an SLR but are not necessarily the best I've ever seen. The external shots are not great as it was raining when they took them, so it sounds like it would be worth asking them to retake them on a sunny day, especially now a few spring flowers have appeared. As I mentioned it's ex LA so will never be a pretty house and I think that could be a factor that's stopping people from booking viewings.

    We have had a couple of people who have come close to making an offer but both found something else they liked more. To be fair, I think only one of them was ever really serious.

    Do you have an opinion on if it's worth engaging dual or multiple agents? We figured that, as long as it was on the major portals, it would be fine, but they're (the EA) small players locally and exhausted their database pretty quickly. I wonder if it might be worth engaging a 2nd agent to get access to their database of buyers?

    Dual agents make sellers look desperate imo. Better to either instruct a new one and disinstruct the first agent or have new photos, re-visit the blurb and re-launch the advert for the house.

    That's a good point and I suppose it could backfire. For anything we gain from increased coverage, we could lose in appearing desperate (meaning either people don't come or we affect the value)

    It might be worth taking it off the market and "resting" it, then go for a relaunch.

    Depends on how quickly you want to move, whether you have spotted your dream house.

    Ideally around six months but it all depends on your time scales.

    Traditionally the busiest time is Spring, up till around June and then you get an "Autumn Bounce" - September to beginning November.
