    I suppose it's all relative, but when you're expecting double that number 8 is quite disappointing. For the area, we think that's quite poor.

    It really starts to pick up this time of year, so you might get more viewings soon. Worth posting a rightmove link (or postcode, as new people can't post links, but someone else can). That way, people could advise on whether the EA is rubbish. Occasionally you do get cowboys who take all the photos on a camera phone at dusk on a rainy day.

    Just post the town, number of beds, a distinctive feature that can be seen on the main photo and the asking price. Sure people can find it from that. Sometimes it's useful to have fresh eyes and regarding feedback from viewers, I'm not sure that they always give very useful feedback. We've bene looking at rentals for us and houses to buy for my parents and because the agents insist on calling rather than emailing for feedback it leaves you caught "on the spot" and it's difficult to think quickly and remember the plus and negative points of a house, especially when ypu've looked at a lot.

    That's what we're hoping, but worryingly the other day someone at the agents contradicted that view saying it tends to slow down over holidays (she may have said that because we're targeting families). I wondered if she was just trying to reduce my expectations!

    Most of what we've read says things pick up in March and April so perhaps we should see how the next couple of weeks go.

    At the end of the day, if its on all the usual sites, published in the EA premises itself, hopefully in the window and local rag..? Then it`s price , as advised , sit it out and be patient or re-evaluate the asking price
    Never, under any circumstances, take a sleeping pill and a laxative on the same night.
  • I think most estate agents are very reticent about actually telling vendors their houses are overpriced and they hope the vendors will figure it out for themselves rather than look for all and any other reasons as to why their house isn't getting any interest.

    The next few weeks are certainly the busy season. When the sun comes out houses and gardens look better and people get out and about and start looking. Get some sunny photos taken with some flowers and colour in the garden, nice table & chairs etc. There may be a lull this week coming with the kids off school but if you not get any viewings in the next month then there's defo something wrong.
  • Thanks. I think we'll be sorting out the garden to make it a bit more attractive this weekend so hopefully that'll help.
  • Does anyone have an opinion on if it's worth engaging a second or multiple agents? I'm not sure what the gain would be, and I know it will end up costing us more unless we can get them all to apply single agent rates!

    The EA's job is simple. Get people through the door.
    The RM details are key to that, because that's where people are most likely to find it. Then they'll ring or email the agent, and set up an appointment.
    Some people might ring the agent about a different property, and be given yours as well. Whether it's a good fit for them or not is another question. In a way, it doesn't matter if it's given to people for whom it's uninteresting - so long as they don't not give it to people who would be interested. But, again, RM...

    Their secondary job comes in once somebody decides to place an offer.
