Renting out parking spaces: are you sitting on a goldmine?

  • In response to your security concerns, I have started a company which eliminates the worry. Access by mobile phone.

Obviously only suitable for anyone renting a parking space behind security gates etc but that's the entrance youre trying to protect.

I realise this is not the place for promotion however this parking phenomenon is stirring up alot of interest and I feel its my shameless duty to let people know how to protect the security of their property while profiting from their parking space.

Look up sim-entry for more details.

    What's the deal?

However, as I've not tested this myself, this is more of an "it's an interesting development" rather than a "firm recommendation" - though I would love feedback from anyone who does try it. Also, do consider the security impact if you're allowing someone into a secured area in your home.

  • My company provides access to any secure area by mobile phone with a full access log.

If that happened with my system, the persons mobile phone and time would be logged so assuming there was a way to trace back to the person who rented the space (mobile number registered at the same time as the spot leased to ensure that person is responsible), there would be a way to prevent this happening.

Any suggestions? I am tirelessly trying to prevent these sorts of issues through my business and would appreciate any feedback.

Leaseholders and secured parking areas?? NO NO NO NO NO PLEASE NO

Someone where I live rents out there space to a car hire company...the key to the front gates is left in the car...the key also opens our car parking area which is somewhat hidden away and full of rather nice cars... strange that since the space has been rented out nearly everyone's car has been broken into!

A friend I had knows of someone who rented a space in an underground car-park. Got £500 deposit, the space was never used but a few rather nice sports cars disappeared on the first week.

Also leasehold agreements often don't allow a parking space to be rented separately from a flat/house. Landlords will find lots of tenants renting out their parking spaces so you should probably tell your tenants not to do it.

Sorry to be Mr Angry but I'm fed-up with people making a sneaky bit of cash doing this and at the same time making it easy for everyone elses cars to be stolen

Some residents in Sandbanks, allow parking on their drives and gardens near the beach.

We parked on someone's lawn and the owner was collecting the money for his Scout troop, so we were happy to pay. He was doing quite well for the Scouts, he packed 5 cars onto his small front lawn, charged £10 each for the day - over the summer he must have collected a fortune for their camping trips.

  • I've had an ad up on two websites, and a board outside my house, I have an off street parking space in N1 right near city of london (8-15 mins walk) and outside congestions zone. In my experience people who still drive their cars in to work don't want to walk more than 3 mins, otherwise they'd get the bus or a train. So unless you're right there, you'll be lucky to get someone
  • Hi,

I'm the MD of www.parklet.co.uk, the largest agent specialising in letting peoples unused parking spaces.

We have been trading since Feb 2004, and let well over 10,000 spaces. Nearly all the concerns raised in this thread can be addressed:

Liability - our contracts very clearly remove all liability for the landlord. If the tenant renting the space, has his car damaged, the landlord is not liable (unless it's deliberate). This is the same as parking in most public car parks - you will see a sign stating "cars left at owners risk"

Planning Permission - having let over 10,000 spaces on a long term basis, we have come across very few problems with the local authorities. It comes down to what is reasonable. For example if you tarmac over your large front garden, paint white lines, put a sign up outside and install a pay and display machine, you are asking for trouble.

If anyone has any specific questions, I would be happy to help?

If you are interested in what your space might be worth, check out our live price guide tool http://www.parklet.co.uk/parking-rental-price-guide.aspx

    Thanks,

    Luke Kelly
