My solicitor awaiting documents for nearly 1 month

Hi, Could anyone shed some light for me. My solicitor has been waiting on the same 3 documents for over 1 month from vendors sol. They are 2 property certificates and the ground rent certificate/information. Is this given from the sellers themselves or requested from somewhere else by their solicitor?

FTB so I'm a little confused as to what comes from who/where etc

    The freeholder of the property provides them. Hence a third party that may create the delay.

    The freeholders can take forever to supply information. Ask the seller to chase them direct

    thanks for your replies. Been on to the EA twice to see if they can chase the seller as my solicitor said it may speed things up but still in same position as a month ago. A waiting game now I suppose!
    Would anyone have any ideas as to what the other 2 certificates could be? As far as I know, the house is the home of the sellers parent/s who have passed away.

    Could be probate. You need to push to find this out.

    Have you investigated the probate issue?

    1) has probate been granted? No sale is possible till then anyway
    2) are all Executers in agreement about the sale?
    3) might Beneficiaries be objecting? Either to the sale, or to the price agreed by Executers?

    no one has mentioned about any probate issues or delays, everything seems to be through according to my sol apart from these 3 things (been sent the fittings and fixtures list etc)
    My solicitor has said as soon as these are received then we can be brought in to go through everything and start the exchange, then will be 5 days to completion. The house is vacant (we aren't in a chain either as renting) and I have the details of the sellers address/name which was sent by EA when sale was agreed.
    I will give it another week or so and ask my solicitor about any probate issues if the information still isn't through.

    Don't wait, the questions regarding probate need answering now as it can seriously affect your timeline.

    Would my solicitor know or be made aware from vendors solicitor if there were any probate issues? Or can these come out of the woodwork at this stage of the sale?

    Anything can come out of the woodwork at any time. Frequently these things are discovered on the eve of when half the chain are expecting exchange to happen. Seriously, get on to this, as probate can and often does take months. It could be they are in the process and it's taking longer than they thought, so the house isn't technically available to sell yet, or not. Or the hold up might be nothing to do with it. But where there has been a death it is well worth getting to the bottom of it as it can make it almost impossible to proceed if things get complicated.

    They should have asked the questions G_M mentioned. If they haven't they need to do so as a matter or urgency.

    Give them a call and state your concerns/clarify what documents are outstanding.
