Detach garage renovation
Comments

i am sorry Lorian, if i did not make myself clear

Basically we wanted to just renovate the garage and keep the existing footprint.
Now we are contemplating if we do the above but in addition we want to extend the footprint, lets say, by 20x20.
The additional footprint (20x20) to accommodate the Gym/play room etc.
Hope above helps

Further debate on the subject and we are leaning towards extending the footprint, change of scope already and we have not even stared the project.:)
The extended footprint probably the whole width of the garden (boundary fence) so unsure if step into party wall agreement territory?
Am I correct to assume that I would have to involve Building Control for the extended footprint?

The planning and building regs guide to outbuildings:

I'd suggest that starting down the party wall route at the bottom of your garden would be insane. Money for nothing. Take it inside slightly if you want to be completely clear. Also, you want to maintain it in future and that is genuinely best done from within your own boundaries.Everything that is supposed to be in heaven is already here on earth.

Thanks for the response, the existing garage is at the bottom of the garden and we plan to keep the footings at the bottom of garage unchanged.
The idea is to extend the shell inwards (towards the house) by the width of the garden (20 feet) and bring inwards by another 20 feet.

Shouldn't affect party wall then!Everything that is supposed to be in heaven is already here on earth.

Yep i suspected that and I guess neither the extended footprint on either side of the garden fence would require party wall!
I guess my best option would be to go via Certificate of Lawful Development /BC?
