Well, it's got nothing to do with the house you're selling.0 -
Does it matter what they described it as?
The description, and the EA details, only served to get you to go and look at the place.
After that, your own judgement on the property took over.
You, clearly, decided that the property AS YOU HAD SEEN IT suited your needs, and was worth that price.
Your solicitor ensured everything behind-the-scenes was as it should be.
It's not as if there were some other properties hidden behind a big sheet until after you'd signed. Were there?0 -
No. Definition of 'semi' -
"a combining form borrowed from Latin, meaning “half,” freely prefixed to English words of any origin"
A semi-detached is two identical houses sharing a common wall dividing the building in half.
Anything with three or more houses in a terrace cannot be semi-detached, since each house is now less than a half.
I don't think there's a legal definition, but the two identical houses cannot be right. If the original terrace of 8 had been split 5/3 or 6/2, it would still be a semi.
MJ's interpretation is arguably correct (given it's attached on one wall), but I would have probably called it and end of terrace (even though they're not really a terrace any more). The US terminology of a 3-unit building might have been more appropriate here.
It would be unwise to pursue a misrepresentation line here, not least because this one is not black and white."Real knowledge is to know the extent of one's ignorance" - Confucius0 -
So you (presumably) viewed this house yourselves......and didn't notice it was an end terrace rather than semi detached ? It's usually pretty easy to spot if next door has another house attached to it or not. Twwo front doors is a bit of a clue
In what way have you suffered loss ? In what way is the house any different from when you offered on it ?
If you don't want to buy a house that is called an end terrace rather than semi-detached - then withdraw from the sale and buy a semi instead. If you like it and still want it - then continue on - but having seen the particulars (which will have a rider somewhere saying they don't need to be accurate) you then and went and viewed it- and it would be reasonable to expect that you noticed it wasn't semi detached.I Would Rather Climb A Mountain Than Crawl Into A Hole

Thanks for all the replies everyone.
Some really helpful and some not so helpful opinions which I will take away with me.
Have a great weekend.0 -
I really don't see the issue.
You know what you are buying, and you are happy with both the property, and the price.
Who cares what description is used to describe it? That description might have influenced your initial decision to view or not, but having once viewed, the description is just.... a word.
As for the estate agents fees, why should the fees on your sale be affected by this?
If the description had been used in the marketing material of the house you are selling, and you could show it meant fewer buyers came to view, resulting in a reduced sale price, the you'd have cause to complain.0 -

I would say semi-detached means half the walls are detached rather than your definition so a end of terrace can be called a semi-detached property. I'll continue calling my house a semi-detached freehold property with a linked leasehold garage underneath a neighbouring flat.:footie:Regular savers earn 6% interest (HSBC, First Direct, M&S)

Nothing to do with your property...but I saw a 'detached' property advertised and only looked at the listing as it was so cheap....But it was actually a 'quasi end detached'!- ie end of four terraced houses ?!0

You can ask for a discount...
I'd suggest the minute you walk out the door or put the phone down the sound of raucous laughter won't be beaten in any EA office in Britain...0
