OP, it sounds like your landlord does mean well so make sure you keep a good relationship with her. I am guessing that she told you to contact the electrician directly because otherwise, all she can do is go between the two to arrange time etc... and indeed, it makes sense that you should arrange visits bypassing her.

You get that from having the Op wait a month for this repair:eek:

Sounds to me the LL is passing the stress onto the OP, whilst still collecting their rent.

If I were the LL, I would have sacked this workman and had someone out within 3-4 days, not over a month with loads of missed appointments etc. Not to mention this guy doesn't even sound as if he is going to fix it correctly.

here is a single water heater that has two tanks: one is for the immersion heater which is like an expensive kettle that you turn on by a switch the other tank is supposed to heat the water overnight using economy 7 and then provide us hot water during the day.

To give you an example of how much the immersion heater costs we can easily go through £50 in electricity bills in a week.

Cheers, now I understand, hope you get it sorted.

Deduct the cost of heating water from the rent each month.

    Cheers fj

I'd strongly recommend not doing that....

As was explained back in posts 13, 14, 15 this results in rent arrears which can lead to a S8, and eviction.

The process to follow was in post 2!
