Why are they delaying their answer!

Another property came on the market at the weekend (overpriced) but we viewed it, fell in love and offered the full asking price.. this was on Saturday at closing time of the estate agents so they called the vendor with out offer but they needed the weekend to decide..

Yesterday we got a call saying they want proof of funds before they accept our offer.. which we emailed over.. then the agent said the vendor needs to think about our offer and will get back to me on Wednesday/Thursday this week!!

What do you think is going on? This is the same agent as the other house we offered on but decided to pull out due to not loving the house and probate not being granted on it yet (another post last week) Why would they not accept our full offer? Or are the agents playing games now as we pulled out the other sale with them?

    Maybe -
    You've rushed in with an asking price offer straight away.
    You've already pulled out of one purchase and wasted the EA/vendors time.
    The EA wants to get more money out of you.

    The EA vendor wasted our time though as they said that probate would be granted within 2 weeks.. 3 weeks had passed and we spoke directly to the vendors on the Saturday who said they got a letter saying it should be granted by March 15th.. the reason we gave to the EA was that the house wasn't proceedable and we had waited the time they told it would be granted. I don't think we wasted anyones time.. if anything our time was wasted!

    So basically we were too eager!

    Considering the houses here are going like gold dust, I didn't think making an offer straight away was bad. Hence why I don't think they are serious sellers.

    The EA said other offers are on the property but ours so far is the highest.

    I guess they're just seeing if they can get a higher offer than ours. But we gave our highest offer without losing our mortgage deal, which I paid £1500 for!!

    We were told that they made an offer on another property but couldn't raise it until their house was under offer as they didn't know what they could go up to!

    Another reason why we offered quickly.

    Remember their EA is working for them, not you.
    We had the same, it took a week to get our offer approved - (the seller had no idea, he accepted it the same day we put it in) but the EA had gone back to a previous bidder and that bidder had asked for time to see if they could raise extra funds to outbid us.
    If their EA had told us that we would have understood but they just told us the vendor was deciding.
    We were climbing the walls but there is nothing you can do but wait.

    That is your perspective.

    You asked what the EA was up to. If the EA's perspective is different and they believe that you have messed them around before then they and the vendor will be cautious.

    Maybe there are other viewings, and the vendor thinks that with you being so interested there might be others who put in an asking price offer and then they can take it to sealed bids?

    Take a breath, it's only Tuesday morning. They are probably trying to sort the other end out. They might have increased their offer on the new house and be waiting for a response, or got a No and are now looking at their other options, eg whether they can afford to go any higher, or what else is on the market. They might have found the other seller now has another offer that they are going to sealed bids next week. They may need to speak to their mortgage advisor to get an increased figure .... Lots of stuff might be going on that you don't know about.

    I know it's hard but just try and sit it out till the end of the day and see what happens.
