            Incidentally, the 10k quoted was for re-wiring the whole house up to the standard for a certificate. The finish is old fashioned, yes, but not deteriorating and the feedback has indicated this.
 Do you need this certificate to rent it out? I've not rented for a few a years so maybe things have changed- I know you need a gas safe certificate. I would try to rent it out, especially as you have alternative accommodation you can move in to immediately- it seems daft to have an empty property (either the freebie or your current one). Use the rental money to pay off some of the mortgage/ put it towards the repairs- I'm guessing you would get quite a bit in rental income.0

 I also love it, but can't work out where the front door is on the plans! Your pictures also aren't great (especially given the price tag)- there's not many for the size of house which would make me worried it was hiding lots of expensive jobs, and some of the pictures (e.g. children's bedroom) are too cluttered/ messy.0

            It is this one, yes. There are two front doors and we actual don't use either. We use the back door to the kitchen. One thing to note is that we are on a main road (an A road) and that soon filters the buyers out - so that has the biggest effect on price. Thank you for the comment about clutter. Will amend. Also, did you mean 'not many' photos?0

            They used to be lime green! And they are occasionally humid (old buildings usually are) but not mouldy.
 Also, we fancied a change having been there for ten years and feel someone else could move the property forward better than us now.0

            Rent it out at market rate. If you are living rent free then you will most likely make a profit on the rental income.
 Your friends idea only benefits them, as they will be effectively living rent free! Also, the price will have probably gone up in 3 years.0

            Lovely house - if it was down my way at that price I would bite your hand off for it!
 I would be tempted to spend a few quid on a private ad in the Evening Stardard - you get a lot of house, good schools lifestyle etc for the same price as a new 1-bed flat at Earls Court!0

            What a beautiful house. I guess its difficult to value accurately. Just stick with it or drop the price until it finds its level, depending on how quickly you need to sell.0
