Schools are better in Redbridge than Chingford if that is a consideration.0

Yes schooling is definately a consideration. I looked at schooling mainly secondary for my son, there is Chingford Foundation in Waltham Forest and Beal High School in Redbridge. Both has good reports, but Beal had a better ofstead report.0

Haven't looked at Gants Hill, but been looking at Highams Park and North Chingford, I do like both areas a great deal, personally not a fan of Chingford Mount, commute/traffic is a pain and it doesn't feel the nicest area (does get nicer the further North you head as you say).
North Chingford certainly gets more expensive the closer you get to the station.0 -

In relation to schools, my nephew went to Beal and my nieces, Caterham. Both have served them well (although the latter not for everyone).
Yes, also heard about the stabbing yesterday. Not good.
Highams Park school is very good. Have friends with kids there (and in the past) and everyone has done fantastically well. Have heard nothing but praise.
HP seems as pricey as N.Chingford now. Saw a house yesterday which was up for £725k - small extension on side making it a 4 bed terrace (the house next door has done the same) (built where their garages once were). A 3 bed version with a garage (possibly even the same house) was up for £305k in 2013. Prices have gone completely crazy. I have followed the market in E4 very closely.
What is your budget?

I was wondering if anyone would consider a private sale of their home.
I have discovered most estate agents charge 1-2% commission + VAT which can be avoided for the seller if negotiations happen without the agent’s involvement.
Please message me if I have piqued your interest or if you know anyone else toying with the idea of selling. My budget range is anywhere from £475k-500k...
