    There's nothing wrong with council tenants. Or ex-council tenants. There's nothing wrong with Poles, Pakistanis or gays. Perhaps you agree, but I have my suspicions when you bring these entirely extraneous observations into your post.

    other than reasonable notice and no deposit back unless through court...

    hey...if i was saying ALL ex council tenants are mentally ill (to a noticeable level) perhaps I wouldnt have moved with one and paid an arm and a leg?
    if I have an issue with gay people surley I would have an issue with this gay furnished room with flashing heart bleeming lights! lol...
    when it comes to mental illnesses...we r all mentally ill to some degree....
    but when it comes to a twitching landlord with a knife with his hand i think i have a good reason to evaluate the mental condition of the person im sharing a flat with?

    I don't need to be looking for a room to rent in Zone 2 to understand it's cheaper the further you are from London.

    If you're right, and the cost is the same, why does anyone live outside of Zone 1? There are people who commute from as far as Birmingham to London - would they do that if the total cost was the same as living in a house in, say, Kensington?

    Not everyone can afford to live within walking distance to work and those that can't commute a word which seems not to be in your vocabulary.

    If you want to come on here and ask for advice, don't be surprised if you get answers you don't want to hear.

    If you think I'm being inflammatory, perhaps you're a bit too sensitive to have left home by now.

    Finally, you don't get to decide who posts on which threads - you're not important enough, despite what you may think.

    I travelled for 3 hours everyday for 12 years...
    try to work 12 hours 5 days aweek with chemo therapy patients families then travel another hours and let me see how much energy you have left to be ignorant...im too tired to argue with you..waste of energy...but reread the travelcard+room zone 5 and no travel card zone 2 cost...if you still dont agree please find another threat as your not being helpful here. also read the part where i say i dont mind living further considering.. thank you

    While the above is all very lovely, I have my doubts as to its truth.

    Still, if you'd rather stick your head in the sand, knock yourself out - I'm not the one getting grief from their landlord.

    This may not help at all. But I wonder if the council who owns the property has any regulations against subletting or having a lodger. They probably don't but it might be worth looking at the councils housing tenancy documents. They are often shown online. If they did, by some miracle.., you could then discuss this with your LL.

    If your LL is getting above the 'rent a room' rent.., you can also discuss how awkward a tax bill would be from HMRC given the state of his finances. They don't go away. Having additional income as rent, might even affect any child support calculations.

    I wonder if he is claiming single person's council tax discount? I suspect he will be if his finances are that bad. Of course, if you are living there, he shouldn't be.

    One or other of these awkward points might help you negotiate to get your deposit back, and released early from your tenancy. But I'd keep anything you value in your room in storage somewhere else. In fact, I'd empty the room out as much as possible.

    However, you could also use this information to negotiate - 'I will pay my rent and stay til April if you will guarantee leaving me in peace (including Saturdays between the hours or x and y) rather than have the situation get even messier than it is right now for you and me. This will give both of us time to sort out alternative living arrangments'.

    Years ago, when I was living in London, on not much money, I used to live in single person's hostels. Some of them were for the homeless, some were mainly full of students. I wonder if this might be an option for you. No deposit required. Or even as a stop gap. I lived in a Church Army Hostel for a couple of weeks, it wasn't very pleasant, but I had my own key and my own room (my top priority, I had lived in a studio flat with someone I discovered after moving in, I couldn't get on with, it turned into mental torture so I desperately needed the privacy. I still can't listen to reggae music lol, she played it almost 24 hours!). It did while I found somewhere else to live.

    If you do get chance with another deposit, try and find a flat/house share rather than a lodger arrangment. You will be more protected. Being a lodger really does give you no protection, and makes getting a deposit back from an unwilling LL even more difficult.

    I do understand why you want to live centrally in London.., but you do have to look at the compromise this means and if it is possible to live further out, commute in (like for example, where I live in Gravesend, its 16 mins from Kings Cross but you can rent a room for £85 plus - you'd have to add in rail costs of course). There might be other options that are a bearable commuting time, but cheaper. Look for places that are close to fast rail links.
