    Was the property introduced to you only by the agent or is it fully managed? If he's telling you to go through the LL it sounds like it's managed by the LL himself (the LLs details should be somewhere on something you were given to sign)

    To be honest these all sound like minor issues and as a new renter you might be letting stress cloud your judgement. I'd write an email asking when they expect someone will be over to look at the issues/when the issues will be resolved and take it from there.

    If the EA is managing they will need to inspect, probably request permission to spend money for repairs from the LL (that's if he's easily contactable), find someone to do the repairs, check the quote is alright with the LL etc etc. It's unlikely to be sorted in under 24 hours.

    The government guarantees that my home will be repaired, because I own it? Bloody hell! Where do I log issues? Why has nobody told me this before? I've been busy doing them and paying for them myself...

    Just make sure you put everything in writing and get proof of postage of anything you send. Since you have a new tenancy you might have some protection from revenge evictions, but in general you are still stuck with the two options of either living there and accepting the bad service or giving your notice and leaving.
    If there is anything really serious or dangerous then get the council environmental health dept. involved.

    A LL can try to sue for punitive damages, but it's more expensive than it's worth.


    The deposit rules are simple and straight forward, the punishment is clear.


    Landlords are not 3rd class citizens at all, they have different protections.

    The Housing Act 1988 gave so much extra power & control to landlords: Landlords have, overall, the whip-hand regarding the Landlord/Tenant relationship: IF they do things by-the-book, 100% legal.

    Some of them may be 3rd class citizens- others 1st class people: Some of them may have hardly any brain power or skills in dealing with people, others otherwise.. Rather like other classifications of people (MPs, Estate Agents, Call-centre staff etc etc etc...).

    Deposit protection came in, as we all know, because too many less-than-honest landlords were not returning deposits fairly and ripping tenants off.

    HMO legislation came in because some less-than-sensible landlords were failing to provide safe places to live.

    I grant you in both those case the offending landlords were 3rd class: Be fair, we don't want them as landlords anyway, do we, eh??
