When (or if) I move from rented property what would you say is fair wear.

    Did I read this right?

    LL: I'm keeping your deposit
    T: what for?
LL: 'damage', try to sue me and I'll countersue
T: sorry to bother you master

    ?

    No, you didn't.

T: I've made a right mess of the place. Is this fair wear'n'tear? The landlord doesn't have a deposit from me.

Sorry I meant the previous properties not the current one.

theres a sticky mark where the bed is against the wall(body fluids I assume as its where my head lies)
Scuff marks and indentations in carpets from furniture would count as fair wear and tear, but sticky patches from bodily fluids? _pale_
If it's sticky you can't have done a very good job of attempting to clean it yet, wash it down with sugar soap because seriously no one else wants to have to clean up your bodily fluids.

If the property was in poor decorative order prior to the letting (you say cracked paint?!) and any inventory signed by you, the tenant, witnesses this, then I think the Landlord would struggle to prove any diminution in value even if the marks you created were not wear and tear.
  • In the future, if you are likely to start rolling against a wall when in bed why not put a cushion or pillow there to protect the wall. If you notice any sort of grubbiness starting you need to either clean it regularly or work out what is causing it and prevent it happening again.

Already do, I guess its from head sweating simply as the only mark is where the head would lie against the wall if on my side, not sure if its due to certain wall types as had this at last property too which was a flat built in the 60's all other properties that were modern homes or 100 year + places above shops never had this problem even if old paint, closest I got was in a newer build every night had to wipe down edges of walls where bed was now and again as got marks but other tenants all had same issue.

I got one deposit back as had pictures of it spotless bar some junk that was there when I moved there (that he claimed was mine like old curtains in storage cupboard) he even tried claiming the 15 year+ old furniture was broken everything from sofa, bed, wardrobes and he wanted brand new ones from me, the only thing I agreed with was I never cut grass before I moved out so it became a little overgrown as my mower broke and I was willing to pay £20 to get it done (a small patch that would be done in 5 minutes if less with a mower literally a patch) I got deposit back as he never protected it.

The one before that well to be fair it wasnt perfect but any damage was due to bodge jobs by ll or usage like where the headboard was on bed has a few scrapes on edges(I never moved bed) storage cupboard door was thin sheet of plywood that snapped when I opened it and he claimed a new door was £200 (it was home made plywood with a few pieces of wood hammered on)

Sofa that was spotless on top had a small piece of fabric on the base loose (held on with staples) no damage at all he wanted new sofa.

He even tried to charge me for leaks in roof which were never repaired as he couldnt be bothered, after I moved in I found holes everywhere in kitchen above cupboards hidden from plain view by an angle which he claimed I did, crumbling walls as it was a listed building saying I did it.

I did take photos and shelter told me not to take him to court.

Actually apart from those 2 main things the place is basically spotless, even the black marks I rubbed off with cream cleaner but noticed the paint looks a little darker now so didn't want to risk it or do any more.

I even fixed the washing machine myself when I was here, scrub any spills up, steam clean cloors and even wipe down door frames and clean skirting boards.

I may be a little cluttered but I am clean,

I forgot to say landlord wasnt that bothered when their bodge job cupboards collapsed and wrecked my microwave, luckily I got a new one under warranty but it was dented and dangerous to use.

I didnt attempt the sticky mark on the wall as tried that with cif and white powder seemed to come off so didnt want to risk damaging the paint, I dont want that mark there so if theres a safe way to clean it I will, the reason I asked was in terms the grand scheme, if a small patch of bedroom and bathroom wall needs painted or cleaned in the grand scheme would that be tolerable? bearing in mind rest of property would be spotless.
  • I'm more concerned/grossed out about how much 'bodily fluids' seem to come from your head.... Maybe something you should get check out!

I'm, frankly, baffled about these head marks. If there is a headboard, then is this the SIDE of the bed? The bed wouldn't normally be side-on to the wall, it'd be in the middle, so both sides can be walked to. If it is side-on, then my comments about headboards stand.

I have a skin condition where I have clammy skin, unfortunately the medication to help it makes me sick and dizzy.

And maybe just as bad never shared by bed with anyone lol.

part of the problem may be the paint is so thin, you can see the old colour under it also the flat was flooded before I moved in so maybe the walls were wet,
