When (or if) I move from rented property what would you say is fair wear.

I rented a unfurnished house bar carpets which are LL and cooker, there was a shower, washing machine and fridge left by last tenant but was told if they break they wont be fixed as not part of inventory.
However a few things.
I have lived ehre 2 years and theres a sticky mark where the bed is against the wall(body fluids I assume as its where my head lies) and apart from that a few scuffs that can be wiped away on paintwork in various rooms where furniture is im talking lierally like black lines rather than dents in walls that I did rub a few off but took off a little paint too so it looks a different colour.
The main thing is the shower, as they didnt supply a shower curtain or one of those glass protectors water splashes onto the wall emaning the pain is fading away quite heavyv right next to shower(but nowhere else in bathroom)
Only other things to mention wold be where things like sofas were the carpet looks "dented" as in deeper marks but I assume they may fade with time.
Just because every ex landlord I ahve had has attempted to rip me off claiming damage and/or cleaning I get worried, even had professional cleaner at one and witnesses to there being no damage and LL kept whole deposit and claimed £1500 in damages (well threatened me that if I sued him he would countersue)
But what do you think is reasonable?

Damage arising from using a shower without a curtain is not reasonable. If there's no curtain supplied, then either sit in the tub to shower, so the water doesn't splash everywhere, or use your own extending friction-fit shower pole and curtain. I hope the floor hasn't been damaged.
Damage arising from your bed not having a headboard is not reasonable.
The black lines may or may not be. The indentations in the carpet are probably reasonable.
Either way, if the landlord tries to claim from your deposit, and you don't think it reasonable, the ultimate decision is not theirs or yours, but that of the independent deposit protection scheme. If your landlord hasn't protected your deposit, then all the cards are stacked in your favour.0 -
Theres no deposit and I have a headboard.
I was thinking about a pole before but needed to find one from somewhere or at least get some wire and hooks.
And the paint in the shower room was already cracked when I moved in its just got worse.0 -
Theres no deposit
Then he can't take money from your deposit.and I have a headboard.
So how have you got head prints on the wall...?I was thinking about a pole before but needed to find one from somewhere

From sweat at the side of my head not at the back, and I meant for curtain rails how would I attach them, I have what looks like an old one here but its not long enough(unless 2 or 3 were used) and areas on the wall where I assume there used to be one but how do I get one up?0 -

So your bed is right up against one wall and you have your face/head against the wall when you sleep?
That's not wear and tear.0 -

I roll over sometimes, only had the problem at this and last property which were ex council flats, everywhere else I lived never had a problem maybe as old buildings.
But its not just me asking if those things are wear and tear but to what level the property should be left (I know its meant to be in close to original) but what does that mean in real terms?
I would repaint that area myself as hate seeing a brownish patch on wall but dont know how(what paint to use and such)0 -

Get a 10 litre tub of Magnolia trade paint and repaint the whole room and the landlord won't be able to charge you to repaint it. Two coats should just about do it. Use sugar soap on the walls first to wash the oils from the wall.
You've got to do a professional standard job using drop sheets to prevent damage to the carpet and you've got to cut in very well. You could use masking tape if you're not confident doing it without.
If you don't feel confident doing it then I'd just wash the walls using the sugar soap and leave it. The sugar soap may wash away a little bit of the paint but it will at least look clean.:footie:
Regular savers earn 6% interest (HSBC, First Direct, M&S) Loans cost 2.9% per year (Nationwide) = FREE money.0 -
What you're describing is not fair wear and tear. Your landlord could take you to Sheriff Court (IIRC you are in Scotland) to claim money for damages.
I'm not sure I would repaint a room because if you bodge it then the landlord could charge you for redecoration (or at least a proportion of the cost). Use sugar soap to wash the walls and I find the Flash Magic Eraser good for getting marks off of walls and skirting boards without discolouring the paint.0 -
Oh and get yourself a shower curtain before you cause any more damage.0

Did I read this right?
LL: I'm keeping your deposit
T: what for?
LL: 'damage', try to sue me and I'll countersue
T: sorry to bother you master
