Anyone bought a FirstPort/OM/Peverel flat inthe last 2 years? / Restriction on title?

    In truth, you do not need to worry about what forms must be filled in by whom, you just need to encourage them to get their back sides in gear before they potentially lose you as a buyer.

    You can probably get your offer extended a bit.

    And, if that happened, they would be likely to lose any other buyers that they might find instead, due to the same issue blocking the proceedings. The vendor needs to be made aware that they must sort it sooner or later, sooner would be better all round.
  • From what I've been told, the seller's solicitor is 'chasing' every two days with FirstPort. The enquiry was originally raised on 8th feb (18 days ago). FirstPort have no incentive to be quick getting them a response. They prefer snail mail over phone calls, because they can charge for each letter. And they refuse to talk to members of the public or buyers or their solicitors – presumably because they cannot charge them.

    Unfortunately, responses from the estate agent have always been quite lacklustre and I think mine has left the firm anyway. I'm not sure how commissions work when someone new picks up an old sale. Maybe they hope the sale falls through so they can earn another commission! I will let them now about the mortgage though. They have sold many of the flats in my estate before. If I were them, I'd ring up some old buyers and ask if they recall having this problem and ask how they resolved it.

  • Thank you for confirming. :beer: Unfortunately, my solicitor refuses to accept this fact unless it comes from the mouth of FirstPort, because of liability reasons.

    I'll get the estate agent on it though. Hopefully they'll be able to make everyone see reason.

    A particular member of staff leaving makes no difference at all, you just deal with another member of staff instead. More often than not the commission from a sale only becomes payable once contracts are exchanged, so the EA firm will still be eager to retain a done deal and get it to go through.

    Really sorry not sure if I ma doing this correctly but need advice regarding lease hold flat - management company First Port - OM. I have nearly finished paying off my morgage on my studio flat, I want to do some improvements on the flat. New double glazing and also a new front door into my flat. I am a ground floor flat and I am concerned about the security of the flat - no intercom system in place and my flat is more or less directly onto the street. I want to have a new more secure front door on my flat ( not onto the road) the one on at present is wooden and the flat I feel is vulnerable. I asked for consent to get the new door and windows fitted - this work is going to cost around £2,000 - First Port sent me a letter to say I have to pay £195 for consent to improve my own flat. Any help or information would be good. Thanks.

  • I'd advise anyone to buy a Freehold flat only

    No,no,no!!!!

    You can buy a leasehold flat where you also get a "share in the freehold" but that is not the same thing as a freehold flat where each flat in a building has its own freehold title.

    Unless it is in Scarborough it will be virtually unmortgagegable - so don't think of it.
