In regards to the Royal Mail thread, I feel sorry for any buyers(if any with lack of info at the start).

me too.., and I have no problem with calling myself a nerd, particularly whilst laughing at threads like this!
But the not so funny side of this is that of any buyers who were told by the Estate Agent that there was a 80plus year lease, pay for surveys, legal fees and during their investigations find the solicitors have discovered that there is only a 50 or 60 year lease. By this time they have paid out many hundreds of pounds, and may now find they can't even get a mortgage on the place because their lender won't lend on short leases.
Then they are wondering if the EA misrepresented the situation to them deliberately. So another bundle of trouble as they wonder whether to waste more money trying to prosecute the EA.
These questions are asked on here quite regularly. Its not just the odd time.
If the prospective buyer had this information via a copy of the lease in advance, they could make an informed choice.., so reducing the chances of both seller and buyer wasting money on legal fees at least because the lease included something the buyer wasn't prepared for. The buyer can ask the EA, the EA can consult the lease and answer 'deal breaker' questions before any costs incurred by either party.
But I expect this answer isn't what the OP is looking for either. An explanation as to why it might benefit them as well as the buyer.0 -
