Yes I agree.
I'd certainly not walk away from a house sale because of a defective boiler. The hassle and costs involved at such a stage would probably exceed any repairs or replacement.

Surely it would be worth getting a qualified boiler engineer out to have a look at it? It may be something perfectly simple and fixable

If the boiler already in place is a combi-boiler, then a new one would not cost to much to install as the pipework will not need much rework. A new boiler can be had from £600 if you can find a heating engineer to fit it.Never Knowingly Understood.

And this is where you say 'if the boiler isn't functioning and we can be shown that it is, we will not exchange and will drop the price we'll pay by 2k'
We basically had a conversation like this on selling our last house over the cost of the buildings insurance (which they knew about at the start of negotiations, as it was an underpinned house, and we had insisted they were informed)0
