    Go and SPEAK to your neighbour.

    Let them know that you have had an offer to rent the property from someone who plays in a marching brass band, and need to rent somewhere where the neighbours do not mind noise so they (the entire band) can practice. As they do seem to enjoy "music", you thought you would just check that the would be OK with this, and would 7am be a reasonable time for them to practice before work? Obviously they would only practice outside in dry and warmer weather...

    Have you considered chatting to your local press? They might just want to run a "worst neighbour" story and you might hit the mother lode of a story in the nationals. It's a long shot but if that happened not only would life become very hard for your neighbour but you'd also get the sort of advertising that money can't buy.

    I know you might think that it would put people off, but it sounds like you are at the stage where you'd need to declare the conflict anyway, so what are you going to lose?

    Come on people, it's not difficult: lose means to be unable to find, loose means not being fixed in place. So if you have a hole in your pocket you might lose your loose change.

    Have you considered chatting to your local press? They might just want to run a "worst neighbour" story and you might hit the mother lode of a story in the nationals. It's a long shot but if that happened not only would life become very hard for your neighbour but you'd also get the sort of advertising that money can't buy.

    I know you might think that it would put people off, but it sounds like you are at the stage where you'd need to declare the conflict anyway, so what are you going to lose?

    In this case i dont think all publicity is good publicity , if this was featured on C5 i doubt OP would sell in this millenia

    Tell him you have no option but to rent it to refugees and turn it into a House of Multiple Occupation. I'm sure those coming from Syria won't care about a mad neighbour.

    Yes, def tell him his actions are making it impossible to sell, rather than wait for an ASBO you are going to lease the cottages to a company providing accommodation for young offenders. That should have the desired effect. Tell him you have 6 weeks before you make a decision.

    I would buy a massive tree and plant it in front of his sign. Then I would go round and tell him apologetically that he is making the house unsaleable and that it will also affect his house should he want to sell that. So, to put some distance between the issues and stop them escalating you are going to rent it out.

    I would then "jokingly" say that you think a little competition for the worlds worst neighbour might be a bit of sport. Remind him of the neighbours from hell series and say you expect someone will give him a run for his money, so you will be vetting applicants on that basis. Tell him you will be starting the process in 2 weeks.

    My guess is that he will come around before that. If he has a partner say all the above in front of her.;)

    Just because planning permission was granted it doesn't mean to say that your building work has not had a negative impact on his property...his home. Then again he might just be a belligerent !!!!. I agree with all those who have suggested mediation. I'd start with that and take it from there. At least if you do have to take things further then you will at least have shown willing to try and resolved things amicably.

Very few people are as strong, silent and resilient as my relative. If it were me, I'd sell the lot and move on. Life's too short, and there's always a price at which any property will sell; it doesn't have to be a fire-sale one either.

    Isn't ASBO abolished now ?

    My guess from the noise complaints is that the neighbour perceives he's suffered considerable inconvenience throughout this build and the OP in his view hasn't been remotely sympathetic. Threatening to inconvenience him even more is only going to annoy him even more. This situation needs a calming influence before it escalates further.
