Promised a mortgage in writing - really? Are you sure it wasn't just marketing gumph sent to him by the bank to invite him to come in and apply for a mortgage? If what you're saying is true, it probably included terms and conditions along the lines of subject to credit checks/deposit amount etc. so the bank isn't at fault here. Also, as this was 18 months ago it will have zero affect on his credit history as any search will have been removed at 12 months.

What exactly credit wise does your son have showing on his credit reports?

Any mobile phone contracts? Is his bank account showing? Any other credit cards, catalogue companies or loans?

Is he showing as being on the electoral roll at his address, if yes, is this correct across all 3 agencies reports? Just because you register doesn't automatically mean the info will be updated straight away, it can take months for the agencies to update your credit files.

Is your son in employment?
