How much would you value a downstairs loo when pricing a house?

I guess it would make it sell quicker but not for more.....assuming there is reasonable demand for the house.
I have 2 kids, 4 and 6, and I wouldnt not buy a house just because it did not have a downstairs loo. The toilet stage goes by quickly.0 -
After having my leg in plaster for 6 weeks I would never buy a house without a loo on each floor. Having a downstairs loo meant I could be downstairs all day instead of stuck up stairs or facing having to crawl up the stairs dragging my leg each time I needed the loo.
It's not about how much value it would add it's about how attractive it makes your house to sell.~Laugh and the world laughs with you, weep and you weep alone.~:)

An extra loo (or two) is a great selling point for a house, and may add a little extra to the price received. However, take care where you install it. I viewed one house with the under-the-stairs "cloakroom" opening off the dining room. The vendors would have had to pay me to take the place off their hands!e cineribus resurgam("From the ashes I shall arise.")0

It very much depends on the property. If closing off the space for a downstairs look means that the hall or a room are now odd shapes and cramped, then it may even have a negative effect on the saleability.0

Surely it depends on the value of the house without a downstairs toilet. Its been mentioned that a 3 bed should have two toilets, but I have been in many a 3 bed with only one toilet. But if its the lower end of the market then I can't see a downstairs toilet adding that much. However a 4 bed detached property in a desirable area I would expect it not to add value but it would be worth less without because many people buying a house like that would expect minimum of a downstairs toilet plus bathroom and probably an en-suite also.0

The house I am in the process of buying is new and thus has an abundance of toilets. 3 Bedroom house with downstairs Loo, loo in bathroom and loo in ensuite. Growing up I went for a period of 4-5 years living in a house with one toilet in the family bathroom with the entire family getting ready for work at a similar time - I like having multiple toilets now!0
