    I'd guess at a loo not being worth any extra "in its own right" .... compared to an identical house I'd expect it to be on the market for the same price, but to probably sell before the one without a loo. So it'd make it more desirable (to some), but not necessarily add any actual value itself.

    If, however, you had two identical houses and additional space created with the loo in (e.g. a little extension), then I'd expect that house to be a little bit more, depending on the overall package/presentation of the house and the size/accessibility of that loo.

    You can't put a price on a random loo without putting it in perspective with similar/identical properties really.

    But, unless it was a compactor loo shoved in under the stairs, it could never hurt a house's value.

    Older people or families with a few kids would definitely be more interested if the only other loo is in the family bathroom. If there's an en suite to the master bedroom maybe not so much.

  • The lack of a downstairs loo, or space for one, would probably prevent me buying a house.

    Install it for yourself, rather than as a money making venture.
    It will also make your house more saleable, but I'd say not worth much more, as if you have the space, they dont cost much to install.

    If I were buying a 2 bed terraced house I would prefer only having an upstairs bathroom and no downstairs loo at all.

    Although guests will have to go upstairs to the loo I would rather have a larger kitchen downstairs instead.

    A 3 bed house should have a second toilet hopefully downstairs if space allows.

    A 4 bed house should have a third toilet and definitely should be one downstairs somewhere.

    I've seen a lot of houses where the ONLY toilet was downstairs, usually next to kitchen, that would take a lot off the sale price for me.
    When I was a student my friend lived in a house where the bathroom and toilet were in the cellar!

    A loo on each floor wherever possible. It turns a property into a family property as potty training gets easier & elderly relatives with mobility issues have not got as far to travel.

    Plus another loo on the sleeping floor so you do not have to combine waking up enough to manage stairs with answering a call of nature.

    Loos in sheds & cellars are a bit ott, unless you spend a Lot of time there.

    Don't plan to turn a profit on it, just plan to have a wider choice of buyers.
