    We had rain coming in our chimney which made a small stain behind the fire, i painted and it kept coming back. In the end I used (and you may need to check my spelling) something from B&Q called Zinser Bin.

    google this & have a read about it, im useing this at the moment on old wardrobes that i am going to paint white.
    its approx £80 for 5 ltrs.

    Neither of your problems need any expensive products to rectify. Sanding the fresh plaster down will sort one, sorting the penetrating dam should have sorted the other. You just need to let it dry out naturally before repainting.

  • After a week of sanding and repainting the stain was still coming through so I bought the Zinsser cover stain primer and it has done the job in hiding the stain but my problem now is that when I paint over it with my choice of coloured paint I can still see the stain primer.

    Do I need to give it another good sanding session or do I need to do something else?
  • Unfortunately the problem with these paints is they do tend to show through emulsion due to their sheen and texture.

    When we had our bedroom plastered, I had previously drawn on the walls with red sharpie to mark out the locations of some new plug sockets. One of these was the wrong height so the ink was still on the wall when it was plastered. I got quite a surprise after I painted the mist coat to see a red outline bleeding through!

    I had some Zinsser BIN which covered the red stain, I then went over this with an undiluted coat of contract matt, then gave it a light sand before applying my top coat (clay paint which is high opacity) and it didn't come through.
