    To be honest I think a garage is worth more than 5k - a car port is nice, but a garage is nicer as you have the option for storage of stuff my husband won't get rid of . However any negotiation power you have is dependent on demand in your area, if demand is high they'll probably hand you back your reservation fee and sell to someone else.

    But when did you reserve? Is there ample parking? Why has the plan changed? How much do you like the house? How many other options do you have in budget and you like?

    It's a personal decision I'm afraid.
  • How topical - As he is due to visit and view show homes this Thursday at a Taylor Wimpey development.
    Note to ones self - Ensure during process that specification of build does not change.
    Where is the bathroom ?
    Outside at bottom of garden is not an option I was expecting :-)
  • If they have to re-market this house without a garage, I would have thought they would reduce the price by more than £5k.

    It all depends how quickly the houses on this development sell, but I'd be asking for something more in the region of £10k I think. So they pay your stamp duty and also reduce the price by £5k or include other stuff, appliances, carpets etc.

    I suspect that the plots haven't quite worked out on the ground as they did on the plan - and there just isn't space for a garage. A carport can be a bit narrower than a garage, of course.

    As to what to do... They're starting negotiation at £5k. Decide what it's worth to you - and either negotiate the amount up, or ask for the reservation fee back.

    You can try to negotiate but prepare to walk if you don't get what you want. I can see them not budging and not caring as the will just sell the house to someone else. Don't expect them to knock anything off the price when remarketing. We were mis-sold a house it had an internal bathroom and was missing 4 windows. Their offer was fitting LED lights in the bathroom. When they sold it to another buyer they sold it at the same price that we had reserved.

    Stay firm or Walk. Some new builds come with the stamp duty waived anyway, so I personally wouldn't feel like that was much of an offer...

    If there is no longer a garage, what is the reason for this. Have they reduced the plot size so there is no longer room?

    Plenty of newbuild £300K+ houses, especially "mews" type without garages, just off street parking.
