New build - Taylor Wimpey - Garage missing

Hi,

I the process of buying a new build property through Taylor Wimpey.

The plot we have reserved showed a single garage on the plans.

Phonecall today a few months after reserving the plot... the garage does now not exist.

Offer from Taylor Wimpey is to for them to cover the stamp duty (£5k) and that will be that.

Thoughts / advice welcome!

    I think if i'd bought 'off plan' and there was a garage i'd insist on getting a garage.

    Did you simply reserve or did you exchange contracts?

    What did your reservation document state about the area? What's their logic for not building the garage? What does your solicitor say about specific performance etc?
  • Only paid the reservation fee... so guessing that leaves me up the creek.

    I'd say it leaves you getting your reservation fee back if there's no garage. Unless you are happy to knock £5k off the price ? ...but then again the house might be worth even less than that when you come to resell.

    Do you mind it not having a garage?
    If you don't mind then accept their offer
    If you do mind and you bought the property because it had a garage then I would walk away and find another property if they definitely say they are not going to build a garage
    What are their reasons for not building it?
    As another poster stated; it could cost you more than 5k in the end as houses with garages are more desirable when you come to resell than those without

    If it's £5k stamp duty it's not a cheap house (£300k), and I'd reckon a garage would be expected when selling in the future... unless we're talking London, ofcourse!

    5k in return for loosing the garage, simple choice as far as I'm concerned. I'd be demanding my reservation fee back and sending in a complaint to their main office.

    To me at least a garage is worth far more than 5k, in fact, it would probably cost you a good deal more to build one yourself. A car port isn't a replacement for a proper garage.
