Asbestos garage roof

Asbestos was used up until around the year 2000.[Deleted User] wrote:My house was only built in 1994, so I doubt that they would be able to use asbestos then0 -
Thanks for the replies. Some people have missed the original detail in that the roof spans across both mine and neighbours garage roof. So cannot simply remove my side unless she agrees to do hers also and don't think I can convince her.
So I either need to know how to safely separate myself from her side or I apply a covering. I think it will be a covering - maybe build a new roof on top of the asbestos one?
@frugalmacdugal - That's what my roof looks like so if we can get answers that will be great. So no issues with you adding extra questions.
what is EPDM?

If removal isn't an option then a coating of some sort may be the best approach. I have used this before, it works very well and lasts but isn't cheap http://www.tor-coatings.com/our-products/elastaseal/ I'm sure that there will be other companies that do a very similar coating system that will do the job for less (a simple brush on roof sealer would probably extend the life of the roof). Obvious holes/gaps would need a patch or tape before applying a coating but the coating would provide the waterproofing and the asbestos sheets would just become decking.
Internally you could use a spray on coating but anything that is specifically designed for asbestos encapsulation tends to be expensive.
You could over-roof it but I'm not sure how you would neatly and effectively seal the junction between you and your neighbour. The other thing to watch out for in whatever you do is that the roof will be quite fragile so working on it will be difficult; you also don't want to do anything that adds any significant extra load to the roof.
Before you do anything it would be worth discussing with your neighbour; if your roof is leaking it stands a good chance that theirs is and even if it isn't now then it may not be too long before it does. It would be better to do the job once and properly rather than doe repairs now and still end up renewing when your neighbour decides that theirs needs replacing. You may also get a better price if both are done together.
EDIT
This one's a bit of a bodge but you could mix some short-cut glass fibre strands in with some bitumen based liquid roof seal and brush apply it to the whole roof. The glass fibre will fill small holes and cracks and provides some flexibility.0 -
I think it is worth discussing with your local council. I can't remember which department, but when we had a similar problem, I rang the main number and got put through to "the asbestos expert".
He popped out and had a chat with those involved. His knowledge & understanding helped resolve the situation.
My experience is that whilst bureaucrats will "stick to the letter", those involved in the practical work of dealing with building & similar issue will be as helpful as they can. They don't want botched jobs causing problems down the line (and a good number are of the generation to have seen some asbestos-related deaths)0 -
Why not cover over the top, either with some other corrugated sheeting of the same profile, would unfortunately probably require drilling through both to fix. Or maybe fiberglass over the top if you can get it clean enough first.0

You could remove yours and replace with sheets of the same profile. This would allow your roof to overlap your neighbours roof as they do now.0
