Thank you I'll look into both of those. It's prob the most stressful thing I've had to go through. I'll be glad when its sold. I can then hopefully get some sleep

Personally I wouldn't evict the tenants as it can take several months to sell a property. It will put off some buyers if you have sitting tenants but as long as your tenants are co-operative then I'd leave them in and start marketing the property now.
You do need to issue a Section 21 notice as soon as you can but you don't have to act on it just yet.
If you get an offer which also requires vacant possession then you can act on the Section 21 notice and get the property back.:footie:

😱 I'm actually middle management but with medical bills coming out of my ears because the NHS won't provide the support I need, i'm sinking. Ive already spoken to bosses about what going on so work is fine, just trying to weigh up all options & seeking advice. Glad you find it entertaining tho0 -

I would serve sec21 sooner rather than later. I had a good relationship with long term tenants and they were generally very well behaved but they put me through incredible stress by pushing their moving date further and further out beyond the end of the tenancy, which one can't necessarily blame them for. It's not necessarily a piece of cake for renters to find a new place that meets their needs. Fortunately, my buyers didn't seem to be in a terrible hurry and never seemed too bothered about the tenants not being gone, but it was a very nervous final few weeks when I honestly didn't know what the tenants' intentions were.0

Indeed. You can have the most friendly, reliable-paying, helpful tenants in the world, who are understanding of your siuation and promise to liaise and be flexible and leave wen required.
But if when the time comes one of them has lost their job, causing problems with finding a new deposit, or affording new rent, or they simply can't find a satisfactory place to go, they will stay.
Full of apologies and promises. but they'll stay. Not their fault, but that won't help you.0
