Any advice on this- company who buys house within 14 days

Hi all, I contacted the National Property Trade to find out more about what they do. We are hoping to sell the house we current rent out quite quickly. Tenant's contract is up at the end of Feb.

This is the email we received. Anyone any advice or experience? Is it a good option or do we steer clear? Thank you


As requested and further to our telephone conversation today, National Property Trade are able to make you the following offer subject to contract and valuations.
The details of your assisted sale offer are as follows:

· A guaranteed price of up to £93,000 after all costs.
Upfront payment against the property once we have exchanged on contracts and have vacant possession of the property. We would exchange on contracts, guaranteeing the purchase price of the property to you and would release an upfront deposit from the equity balance (e.g. £10,400) upfront to you. Once we have vacant possession we will cover all of the running costs of the property until it sells on the open market. NPT will continue to pay your mortgage, any secured loans, council tax, any utility bills and building insurance until your property is sold on the open market. Your property is marketed and sold through a local estate agent in conjunction with our asset management division. When the final sale of the property completes you will receive the remaining balance on the same day.
NPT will pay any mortgage, council tax, utility bills, and building insurance for the property until the final sale completes
NPT refurbishment programme will maximise the sale price of your property (if applicable).
NPT will also pay any sales related costs such as legal and estate agent fees.

These offers are subject to valuations and are based on valuations circa £110,000
We will arrange for two local estate agents to value your property for us. When we receive these valuation reports back (usually 3/4 working days after their visit) we will be in a position to make a final, formal offer for your property. If you accept the final offer we put forward we can purchase the property or exchange on contracts and have money available to you usually within a 7 to 14 day period. There are no obligations or fees for you to pay from beginning to end.

    Why not just cut out the middle man and sell the property at auction? That would give you a quick sale and you could set a reserve price.

    As for the tenant's contract being up in February has the tenant served notice or do you have an eviction notice?

    Our tenant is aware and is then happy to go onto an 8 week rolling contract after this. Which suits us as it means they are taking care of the house/paying council tax etc rather than it sitting empty.

    I like the idea of auction although know nothing about it in terms of fees etc.

If our property is valued at 110 and we would idealy like to sell it quickly, people are likely to offer under that and then we would have fees on top etc so 93 sounds less than we'd like but at least we'd know where we stand? Or do you mean you'd 'stop reading after that because you don't believe they would stand by that but then suddenly drop it lower?

    They've guaranteed you a price UP TO £93,000.

    So no guarantee at all...

    You'll end up getting far less.

    Selling a property with tenants in is also going to seriously reduce your sale price. There's no guarantee they'll leave to your, or your buyer's timetable.

    serve a S21 Notice tomorrow unless you've already done so.

    In other words a maximum of £93000.Rather like up to internet speeds and retail sale reductions.

    Selling with the tenant with a 8 week rolling contract shouldn't put buyers off surely, seeing as buyers quite often have to wait way more than 8 weeks for the property t obecome tehirs due to waiting for the sellers to find their own place?
