Strange.Ok ... I will start by saying that what I am reading from is a TP1 Document.
Land Registry "Transfer of Part" ? So you bought a part of a Title (eg a bit of land from the school?).
Move on to looking at the actual Title (not the transfer request).
Spend £3 and download the Title here for your property and look at that. If the 'Right' in question derives from some other document, the Title should refer to it.0 -

Yes it was part of a Title.
We have already spent the £3.00 for the Title thinking there was something missing, but it appears that it is just a very simple uncomplicated Title.

Is that the full wording of the right? Is that right specified in the Title, or is the wording in the Title simply a paraphrase/reference to a right granted elsewhere eg in a separate Conveyance or Deed? What is the full wording there?
Agree that full wording is needed, but unless the register of title refers to the right contained in the underlying document (as opposed to spelling out the right but noting where it is from), the separate Conveyance/Deed/Transfer probably isn't relevant. However, full wording is important (whether from the register of title or the underlying document) as it will say whether on foot, with or without vehicles, workmen etc, at what times of day...0 -
As as has already been said
refers to other property owners in the road with similar rights.(in common with others)
A key point would be the purpose of the access. If therre werre wording along the lines of "for residential purposes only" then OP would have a problem.
Equally, if there were covenants that prevented the use for pliates classes then there would be a problem.
However I don't think OP should take advantage of the situation - perhaps he should ask his daughter's visitors to park elsewhere, out of a sense of good neighbourliness rather than anything else.RICHARD WEBSTER
