Would these repairs be LL or tenant responsibility?

Well I havent had a gas safety certificate since I moved here 2 years ago so that would be logical.

But a few problems since I moved in, toilet took over 30 minutes to fill, now more like 2 hours.

Bathroom taps have always been loose, I can tighten them but as I am not experienced and dont have right tools it does little help.

Kitchen double windows one has been jammed shut since I moved in but not totally so in heavy wind bangs a little due to tiny gap.

Bedroom door, not sure how to describe but is like a normal door with wood(plywood?) over the front and back which is loose since I moved in so wont stay closed, I can close it with force but recently as it jammed so had to use a little force to open it which loosened the plywood stuff more, technically you can say I damaged it but it was due to bad workmanship in first place.

Kitchen door handle keeps coming loose, I tighten the screws on both sides but I assume it needs either bigger screws or some strong glue but don't want to risk making it worse or causing damage I will be charged for.

Secondary thing is the original handyman retired about 6 months ago, when he worked there repairs were done same day or next morning, new one is foreign so hard to speak to, and never does work i.e I have reported the faults to LL about 4 times in 6 months and each time ethey say its marked down and when I say its not done they say its marked as done by the handyman, anything I can do to push it along? In Scotland and report by email.

    Dear Mr landlord,

    I have been very happy here for the last 2 years and hope to remain for some time to come.

    However there are a number of minor issues with the property that require attention. I should be grateful if you could arrange repairs, and let me know when they can be completed. I shall, of course, facilitate access by your contractors once a mutually convenient date is agreed.

    1) toilet requires a plumber to fix slow re-refill (2 hours)
    2) bathroom taps require a plumber to.....
    3) etc

    I should also like to remind you that there is no current gas safety report for the property, and this matter therefore needs urgent attention.

    There is a landlord provided carbon monoxide alarm in kitchen where the boiler is, and I have my own in living room(just as a spare)

    I did forget to say LL owns a business that installs the boilers for a living and it looked new when I moved in based at same address as their rental agency(they own all the flats they rent out)

    Also forgot another small thing, not sure what its called but you know when a bath is attached to a wall theres some tiles or something at back to stop it from wobbling about, they have been cracked since I moved in and now loose to bath wobbles.

    I'm generally happy with the property though but will move if I find somewhere cheaper.

    If it's a brand new boiler it does not need a gas report for the 1st year - the installation sign-off serves the sae purpose. But you should have been given one or the other when the tenancy started.

    And a repirt should have been done at the end of 12 months.

    The LL can use any qualified engineer he chooses - his own business or not.

  • Is the landlord & property registered?? Up to £50k fine if not.

    Landlord may be qualified to provide Gas safety cert (we don't know) but he needs to give tenant copy!

    Update, well first I assumed they are registered as their website and ads have that details on and I get housing benefit.

    I tried contacting multiple times over Christmas and New Year period basically every day bar Christmas/New Years Eve and day and the weekends and could only get hold of them from last Wednesday, they promised to get it sorted but checked again Friday to be told "nothings been sorted yet as we are having issues finding someone to do the work and will phone you when we have an update" a week later still nothing.

    I will give them to tomorrow and guess write them a letter and send with proof of postage?

    Quite annoyed they were not only uncontactable for 2 weeks over Christmas (what happens if an emergency) but they never told tenants dates when they were closed or an emergency number.

    Why have you ignored all the advice given here, and waited another 2 weeks befroe writing?

    Get out a pen (or biro), a piece of paper, and write a letter.

    I didn't ignore, I gave them a phone call first to give them a chance before writing that way they can't say I haven't contacted them before about it.
