How Much Did Your House Earn In 2015 ?

  • Bought in Oct 2013 - value £250K with LTV 90% @ 4.1% interest.
    Renegotiated deal after fix ending in Oct 2015 - value £337K in Aug (LTV now at 65% @2.4% interest). I have a saving of £170 a month.

    Zoopla's value is only £3K less than what Nationwide valued my house for the new deal. House on the opposite side of the road has sold for £350K, just last month. It is the same size as ours , but built much later than ours.

    The house price increase definitely was advantages for us. I also fixed it for 5 years as it was a good rate. I have no intention of selling it though. I can't afford my own house if I were to buy it now. Weird!

  • Zoopla estimates the value of our property portfolio has increased by £35000 since last year.

    I won't partake in this futile exercise of willy-waving, but it's definitely a 6-figure number. :)

  • Realise those earnings people. Sell your home's and buy something that appreciated by a lower amount in an area you want to live in then come back and tell us the nett profit.

    Zoopla's also hopeless in flatland, where it can't distinguish between adjoining flats of quite different sizes, and values them all the same. It also tends to feature multiple valuations of the same place which it mistakes for different properties (Flat A, 15 Bloggs Road; 15A Bloggs Road; 15 Bloggs Road, Top Floor Flat; etc).

    In my experience it can value several maisonettes close to each other that are identical in terms of space and more or less 'equal' when it comes to decor and so on at widely varying prices. Doesn't make sense.

    Until you come to sell, your increase in value is worth nothing more than the paper/web-page it's written on.

    Wrong, increased equity can reduce mortgage payments and increase credit options which can in turn have a huge influence on the quality of your life if used successfully.

    I am looking forward to doing just that. Will sell my south coast two bed flat and move back north were I shall buy a three bed cottage with garden, a summer home in turkey and a Porsche 911. can't wait!

    Wow, how much do you think you will get for your flat?

    I always think we could sell our house and move up north and buy somewhere cheaper but I don't know the north that well, at all actually.
