Most people know that estate agents have price ranges, these people will give you market value only which means the price needed to ensure a quick sale because they need to resell asp. they usally do a back to back sale which means they may end up owning it for all of 3 mins. developers do the same on Part Exchange they need to buy in at lowest possible price, if you need to move quickly and are happy with death price would be worth while. Get an agent in to value yours anyway most do it foc and then you will see the differance .my bark is worse than my bite!!!!!!!!0

I am also selling property for about £400,000 - have deeds no mortgage etc. Phoned 4 different solicitors for charges they all want part of the action - say it goes up on the price of the house and had quotes for £1200-1500.
I then looked on line and found quite a few solicitors on line which offer a fixed price to sell your property whatever the value and I think this is a lot fairer.
The total cost with no hidden extas would be £413.12 ( this includes insurance so that it does not matter how many times property falls though I do not pay any more money. In the past I have had to pay my solicitor every time sell had fallen through!!
Has anybody here had any dealings with solicitors on line like this, has I will very probably use them myself.

I posted this on the TIPS board for Unison members - but if you are in any trade union - see what benefts they offer other than those related to sorting out work problems.
Using Unison solicitors, members can buy/sell property for £235 plus VAT and disbursements.
Other Unions probably have similar schemes so it is worth checking - or even joining a union for these sort of benefits.0 -
Having read this forum and decided my estate agent was doing nothing basically becasue I was not in the country while the house was beng sold i emailed a harsh email saying pull your socks up or lose your fee. I now have a possible offer and at least they are keeping me updated on what is going on.
so thanks for the advice on what I should be getting from an estate agent it might just have sold my house.0 -
not having much luck with the estate agent things...got valuations done and managed to find one agent who would take the property on at 1% - they are part of the TEAM set up (so in effect all agents that are part of TEAM can sell our flat). We haven't signed anything and have had only 2 viewings in 2 weeks. I am not convinced they are doing enough to sell our flat!
I have contacted some other of the agents that came to value our place to see if they would take on our property on multi-agency and none are interested for less than 2%. check daily with e/agent to see what viewings they have arranged
ask that it be placed in front window/made property of the week etc,
Is it in the local paper each week?
why do they think such poor viewings?
what has been the feedback from viewers?
Is there anything internal you could do to spice up the sale?

From my experience Estate Agents are only useful if you want to rent a propery.
Because of the current situation (sellers market) I would suggest selling your house yourself. Make a sign, put it in shop windows, in the local paper etc..... That is what the estate agent does, and that costs alot of money.
I have just sold my property, and saved myself over £2000 by not having an estate agent.
Definately the way to go....LBM 12.09.12 - £53K in debt.
DFD - 11.07.2019 (OMG).
New DFD is 28.10.2018 due to paying the absolute maximum.

Does anybody have any suggestions of how I 'sell' the benefits of a North facing garden? Viewers this week loved the house but didn't like the idea of the north facing garden (it was the one cloudy evening of the week when they viewed). Although I said we get a lot of sun, I don't think they believed me. We've put up a conservatory which regularly gets over 80F in there - south facing it would be unbearable.
Anybody else had the same problem? Did you manage to sell the idea to somebody who was against it, or did you just have to wait to find somebody who didn't notice or care which way the garden faced.This is a system account and does not represent a real person. You culd always try buying a couple of stunning plants from your local garden centre that only like a north aspect. Then you can remark to potential buyers that, of course, this planting has been carefully planned to take full advantage of the aspect.This is a system account and does not represent a real person. ;)problems with south facing gardens are ;all day heat, no shade for children playing outside, not able to put up conservatory, fades your curtains and carpets and paintwork need attention more often, turn the table around, lovely shady spots for the kids to play in, etc. this always comes up as an objection when we sell new homes but people dont really know why they want south facing just that everyone tells them its best!my bark is worse than my bite!!!!!!!!0
